Maintenance program
General maintenance items:

a- Engineer, Emaar rep.: is Emaar representative on site.

b- Growing season: start from 1st April to 31st October for most of landscape plants,
for winter plants growing season to be from 1st November until 31st March.
c- Out of growth season: start from November to March and vice versa for winter
plants. Still modification for seasons could happen according weather.
d- Contactor must complete all missing plants which missed by lack of maintenance
with the same specs for plants in planter’s area or changing the whole planter
with new matched plants to ensure uniformity.

e- The Contractor admits that he inspected the site with full knowledge of all items
that on his own responsibility on his mobilization period.
Moreover, that damage done by his work force or subcontractors is to be his
responsibility for fixing. The contractor is responsible to apply all tools and extra
required equipment that are necessary to all maintenance needs.

f- The contractor equipment should work properly, good looking, efficient, suitable
to site profile with clear company logo. Moreover, any equipment that leaks fuel,
engine liquids, grace…etc. shall be excluded out of site. Cleaning and removing
consequent to be deducted out of contractor’s monthly invoice.

g- The contractor shall follow security instructions strictly.

h- The contractor will replace dry plants and severely infected plants due to mistreat
or non-efficient use of irrigation system or as a result of any defects due to
maintenance failures in the performance at his own expense.

i- Engineer approval is necessary before replacing plants and irrigation parts & and
any other site assets or items and those will be matching previous plants or item
on size and quality. Also, Irrigation parts and fittings should be approved before
using.

j- Contractor accepts that upon any delay in implementing of assigned tasks/
damages repairing and instructions, Emaar shall proceed by own/other contractor
to do task deducting cost from his monthly dues.

k- The contractor admits to clean landscape areas and dispose the residues. On his
own responsibility or to be deducted of monthly invoice.
l- Contractor is requested to submit soil analysis (including physical and chemical)
every three months and improve any deficiency of soil elements.

m- The contractor has to assign professional qualified Manpower (not less than75 %
should have previous experience in similar 5 stars Hotels& resorts) to accomplish
required tasks 24 hrs. /daily in Special Areas. That to be approved by Emaar
representative during mobilization period.
The contractor must present Engineers & supervisors CV to approve by Emaar.

n- All Manpower Must be available only for this contract scope and they shall not
work in another contract Scope.

o- Contractor is responsible to provide all required workers on daily basis and also
responsible about transportation. Providing all required workers & technicians
uniforms and shoes. Uniform samples should be approved by the Emaar Rep.

p- Emaar Rep. has all authority to terminate Engineers, Supervisors or Labors in


case of failure to execute instructions.

q- Emaar Rep. has all authority to instruct Contractor to increase Labors and
Equipment in case of failure to perform maintenance obligations.

r- Contractor must send annual action plane for landscape maintenance within 2
weeks from handing over scope and within the last 5 days of each month for the
next month.

s- Contractor must send monthly report for landscape works during month.

t- Contractor must send annual report for landscape works & landscape
development during year.

u- For any excavation works, Contractor must use plastic sheet to isolate between
Agricultural soil and excavation dispose.

v- Emaar Rep. must approve all equipment which will be use in the contract SOW.

w- The contractor is responsible for his crew safety and providing safety tools and
equipment to his crew including offices and stores.

x- The contractor will supply samples for fertilizers, pesticides, fungicides and
compost for approval and will be applied under Emaar Rep. supervision.

y- Not allowed to the contractor to have any contact with clients and tenants for
implementing or maintain private areas or private modifications without a signed
permission by Emaar, such action cancel contract immediately.

z- The contractor or his crew is no allowed to communicate with the clients or


tenants directly for any reason and redirect the case to Emaar Rep.

Maintenance program for main scope


1. Irrigation:
1.1 Regular and consistence irrigation:
During summer time: Irrigation should be according to plants water requirements,
and these amounts are directive.
1. Lawns 8: 10 liter /m2 /day.
2. Palms 80: 100 liters / day.
3. Large Trees 60: 80 liters / day.
4. Small trees 40: 60 liters / day.
5. Ground covers 5: 8 liter / m2 /day.
6. Shrubs & fence 6: 8 liter /m2/day.
During wintertime, irrigation should be according to rain falling and Emaar Rep.
Instructions.

1.2. Irrigation Network operation and maintenance:
 Irrigation controller to be-adjusted upon formula calculation to plant water
requirements, irrigation schedule to be sub-mitted by contractor approved by
Emaar rep.
 Irrigation controller should be checked Daily and to be cleaned out of dust, dirt
and debris.
 Spray heads to be leveled with the lawns and make the necessary edging for
each head – adjusting nozzle away of any building or wood fence and must on
weekly regular bases.
 Spare parts should be available in onsite storage to cover required work for 3
months at least.
 Avoiding any use of hose or uncontrolled use of water, if there is a needed to
be used, it must be with hose nozzle, or water adjustable spray gun.
 Valve boxes must be clean and free of water, soil surface covered by gravel in
a level beneath valves weekly.
 GR, PE irrigation tubes, drip emitters must be cleaned & fixed probably with
sticks weekly.
 Emaar Rep. must approve all items/spare parts before replacement.
 Maintain both manual and automatic valves and keep clean, functional and free
of leakage on weekly regular bases.
 Cover metal parts by grace to prevent rusting.
 Clean sprayers, bubblers, filters, valves, etc.…. internal filter on weekly regular
bases.
 Clean all lines ends weekly.

2. Plants Maintenances:
2.1 Maintaining Trees:

 Keep tree pits free of weeds and depress.

 Aeration tree pits to improve drainage for tree.

 Remove dead and infected branches and leaves.

 Pruning trees 2 times annual in September & March as per Emaar


specification.

2.1.1 Fertilization: -

 Starting from 15th October & 15th April, apply 3 kg of compost mixed with
fertilizers from two opposite sides on the root border.

a- Slow release Super phosphate 0.25 kg. / tree.

b- Potassium sulfate 0.10 Kg. / tree.

c- Agriculture gypsum 0.25 Kg. / tree.

 On growth season, apply 50 Gm. EUR origin slow release approved fertilizer +
approved Humic acid with the manufacture rate every 60 days

Addition of EUR or USA origin chelated micronutrients according to plant


requirements and periodic soil analysis with the manufacture rate 2 times
during growth season and to be repeated according to plant status.

 Out of growth season, apply 50 Gm. EUR origin slow release approved
fertilizer every 90 days with addition of EUR or USA origin chelated
micronutrients according to plant requirements with manufacture rate one time
during out of growth season and to be repeated according to plant status.

2.1.2 Prune and maintain trees: -


 Follow Emaar Rep. Instructions to prune trees as designed and on the suitable
time for each variety.
 Apply a fungicide treatment after pruning and to keep branches, leafs and
trunks free of infections.

2.1.3 Preventive: -
 Use a monthly application of preventive pesticides to keep trees free of insects
according to pest habits and climate.
 Use monthly application of fungicide preventive and after sand storms to keep
plants out of disease, use systematic fungicide only for controlling infections,
with recommended rates or as instructed.

2.2.1 Regular maintenance tasks:
 Flipping and aeration for plants beds:
Combined with weed control process, to do task not more than 15 days time
interval in summer time and every 30 days in winter for ground cover or as
required to keep weeds from forming flowers/seeds and size not exceeding 10
cm.
For shrubs cactus and succulent area every 30 days with previous remark. Fine
grading is important post this process.

 Removing flowers, Seeds and fruits:


Process to take place weekly for dry flowers in growth season and for new
flowers in the period out of growth season.

 Flipping gravel/bubbles and mulch areas:


This is an important process to ventilate mulch, purify mulch, and gravel areas
from weeds and sand. This process to take place every 30 days or as required
with adding of missing substance to keep planter neat and clean.
Use herbicides in high contamination of weeds under supervision of Emaar rep.

 Ground cover and shrubs pruning/trimming:


An important process to keep site as design intent as possible. It is very
important to follow Emaar rep. instructions and timing.
Remove weak, broken, dry, infected and disoriented branches regularly.
Seasonal pruning to be done at the start of growth season with paying attention
to weather.
Apply a fungicide spraying after pruning with manufacture rate.
 Cactus planted area adding of gravel:
For areas that contains cactus, contractor to keep a frame of 5X5 cm using 0-1
size gravel around each cactus. Observing and re-adding for missing monthly.

2.2.2 Plantation area fertilization:

Autumn fertilizing (one time during autumn):


o The following mixture to be applied to every meter square of destined area:

A- Compost 1.25 KG / M2
B- Granule super phosphate 0.1 kG.
C- Potassium sulfate 0.5 KG.
D- Sulphur /agriculture gypsum 0 .1 KG.

Spring fertilizing (one time during spring):


o The following mixture to be applied to every meter square of destined area
A- Compost 1.25 KG / M2
B- Calcium nitrate 0.1 kg.
C- Potassium sulphate 0.5 kg.
D- Agriculture gypsum 0 .1 KG.

During growth season:


o Apply below materials monthly:
A- Apply foliar 1 kg/1000 m2 (3.5 gm./L.) of EUR origin approved
NPK fertilizer in alternative with add of slow release approved
EUR fertilizer with the rate of 50 kg/1000 m2.
B- Addition of EUR or USA origin chelated microelements 2 times
during season, as per plants requirements with the manufacture
rate. and to be repeated according to plant status and periodic soil
analysis
C- Apply approved humic acid with manufacture rate.

Out of growth season:

o The following to be applied to every 1000-meter square of destined area during


out of growth season:

A- Apply 25 kg. Of EUR origin approved balanced slow release fertilizer 2
time during period.

B- Apply of phosphate granules with the rate of 10 Kg. every 50 days.

C- Addition of EUR or USA origin chelated microelements 1 times during


season, as per plants requirements with the manufacture rate, and to be
repeated according to plant status and periodic soil analysis

2.2.3 Pest & fungus control:

•Use a monthly preventive application of pesticides to keep plantation area free


of insects according to pest habits and climate.
•Use monthly application of preventive fungicide and after sand storms to keep
plants out of disease with recommended rate or as Emaar Rep. Instructions, use
systematic fungicide only for controlling infections.

2.3 Lawn:

Maintaining a healthy lawn involves using good maintenance practices


throughout the growing season. Proper mowing, fertilizing, irrigation and
pest control provide a dense, healthy, high-quality lawn.

1. Mow, edge and trim lawn weekly or as required to maintain an even, well-
groomed appearance.
2. Remove visible lawn clippings and dispose them off-site.
3. Control weeds in lawn areas as noted under the weed-control section.
4. Replace any lawn found to be dead or severely yellowed with plant material
of identical species.

2.3.1 Weed control:


Removing and purifying the grass from strange weeds, Control weeds regularly
every week to remove any strange plants from lawn areas to avoid proliferation
of the exotic weeds that cause water and fertilizers consumption and affect the
appearance of the green area.

2.3.2 Mowing:

1. Lawn height shall not exceed 5 cm at any time with no flowering.

2. Use a sharp mower can keep a lawn looking neat and well clipped. Dull
mowers cause ragged and chewed off grass blades that die back and give the
lawn an off-color appearance.

3. Mark sprinklers and irrigation network components before start mowing


process.

4. During growth season, mowing should be once a week or according to plants


growth rate.

During wintertime, mowing should be every 20 to 25 days according to level


of growth or as site instructions using suitable machines.
It is best to mow a lawn when the leaves are dry. Dry grass cuts cleanly and
clippings distribute more evenly.
Remove no more than 30-40% of the grass blade in a single mowing.

5. Flower beds and edges trimming. Cut the grass beside curbs, walkways, trees,
poles or internal islands regularly after mowing process.
6. In 15th October & 15th March Must starting maintenance for Lawn as the
following Process:
 Mowing the lawn in the lowest mower Level.
 Starting fertilizing directly as per period program.

2.3.3 Lawn fertilizing:

 During growth season:

o Apply humic acid according to manufacture rate. Three times during season.
o Apply chelated Fe & Mg monthly with the rate of 20 gm/100 m2 for each
element.
o Addition of microelements must include Fe & Mgso4 according to manufacture
rate monthly if required and repeat according to plant status.
o Apply 0.5 kg. /100 m2 of Ammonium nitrate monthly.
Autumn fertilizing:

 Do after Lawn Hard Maintenance.

o The following mixture to be applied as a top dressing to 1.5 cm lawn height:

A. Mix of Sand and compost layer with the thickness of 2 cm according to degree
of level difference and with the ratio of 2:1. Process could be split into two half
to be completed in spring according to site requirements.
B. Slow release approved EUR fertilizer with rate of 25 Kg/1000 m2 or according
to manufacture rate
C. Granule super phosphate 25 kg /1000 m2.
D. Sulphur 30 Kg. / 1000m2.

Spring Fertilizing:

A. Mix of Sand and compost layer with the thickness of 2 cm according to degree
of level difference and with the ratio of 2:1. Process could be split into two
halves to be completed in spring according to site requirements.
B. Slow release approved EUR fertilizer with rate of 25 Kg/1000 m2 or according
to manufacture rate (one time during the period).
C. Nitrate 50 % 10KG/1000 m2. (One time during the period).
D. Urea 46% 10 KG /1000 m2 (one time during the period).

Winter fertilizing:
o The following chemicals to be applied to every 100-meter square of destined
area:

A. Sulphur 1 kg. Every 60 days.


B. Apply 15 kg. /1000 m2 of EUR approved balanced fertilizer 3 times out of
growth season with addition of microelements Addition of EUR or USA
chelated microelements according to manufacture rate.
C. Powder mono super phosphate in a rate of 6 kg/ 1000 m2 monthly during Dec.,
Jan., and Feb.

2.3.4 Pest control and prevention:

Use pesticides to control snails, aphids, bugs, worms, ants, etc...

Apply pesticide 3 times in 2 weeks to control high infections or as instructed.

Note: -Alternate brands of Pesticides and fungicide shall be applied After
Emaar rep. approval.

Any of previous procedures may be changed according to site or plants needs


and Emaar Rep. Instructions.

2.4. Palms Maintenance:

Maintain palm trees and ornamental palms (fertilizing, pest control, disease
control) to keep free of pests, fungus and deficiency of elements in a good
healthy shape including all necessary procedures of pruning, spraying, adding
chemical and organic materials and Replacing.

2.4.1 Pruning:

Pruning shall start in winter December – January to minimize red weevil attacks.

1 Wounds and cuts dust with elemental sulfur powder as a deterrent for red
weevil.

2 Prune old, dry, yellow and infected leaves.

3 Remove any emerging shoots at the base to maintain cleanliness and reduced
humidity levels around it.

4 Prune and sulfur-dust again during flowering season, removing male and
female flowers.

5 Do not climb palm trees using spikes but using ropes to avoid scratches that
attract insects.

2.4.2 Pest control:

Since the Red Palm Weevil is the most lethal pest, it is very important to implement
the following steps:

1. Inspection:

A. The contractor is responsible for Monthly checking of all palm trees within the
contract’s scope of work area.
B. Weevil presence Status follow-up: Use pheromone traps to count and detect
Red Palm Weevil numbers on a weekly basis and generate bi-weekly reports
for palm trees status.

2. Preventive pest management:

A. Early detection for any kind of infestation & diseases

B. Safely disposing of completely damaged palms, spray with rate of 15 cm3. /L.
before removing with touch effecting pesticide. (Pestibane, Chlorozan).

C. Apply pesticides every 4 weeks during high active RPW season from the mid.
Of Feb to the end of November, and every 6 weeks out of season. Using
pesticide. Upon infection use appropriate pesticide injected with recommended
concentration according to standard of practice.

D. Avoid using the same pesticide in two consecutive additions.

E. Treat planted palms with fungicide every 4 weeks alternatively, this to be


repeated every 4 weeks during wintertime, and every 6 weeks during the
growth season.

a- Installation of pheromone traps for every 30 palm with changing chemicals


and substance every 1 week. Sexual pheromone should be fresh
manufacture date don’t exceed 6 month kept in refrigerator and to be
changed every 60 days in winter and every 45 days in summer.

b- Washing:

Washing palm trees after each sand/dust storm using fungicide solution
with the rate 3 gm /L, or according to site instructions after sandy storms.

3. Controlling infection:

1- RPW Severely infected palm trees: Spray thoroughly before removing with
the rate of 15 gm. / L. or more, Shred and bury with active lime/burn
immediately away from site. A pesticide application shall also be applied to
the soil around the palm tree and apply active lime after removing in pet. The
treat uninfected palm trees within the scope of work by spraying of the stem
and crown immediately and after 2 weeks.
Use any approved brand of pesticide according to recommended
concentrations.
2- RPW Infected palm trees: Treat with fumigation tablets, or adding
of suitable pesticide with enough rate to kill inside infection. After

removing infected palm and sealed using clay soil or with other
approved methodology.

3- Diseases infected palm trees: Treat with both systematic/ touchable


fungicide according to nature of fungi and infection.

4- Palm tree cuts: Avoid pruning, removing fronds or causing any open
cuts to the trunk during weevil’s active season. It is preferred to
perform this kind of maintenance during the wintertime. All wounds
shall be immediately treated with sulfur. Cuts shall be sprayed
immediately with. Pesticide to be re-applied twice afterwards at 3 to
4 weeks’ interval.

5- Pesticide and fumigation tablets quantities shall remain at all times at


a minimum of 2-months stock.

6- Apply fungicide treatment after mechanical injuries using Copper


oxy-chloride copper other brands with as active ingredient rate of 3
cm3/L.

2.4.3 Fertilizing: -

Autumn treatment:

Process should be finished before starting of 1st November.

1- Apply 12 kg of compost from two opposite sides on the root border.

2- Apply 0.5 Kg. of super phosphate and 0.25 kg of potassium sulfate


to be mixed with organic fertilizer.

3- 0.5 kg EUR origin slow release approved fertilizer

Spring treatment:

Starting of 31st March apply to the other two opposite sides of palm pit. A
mix of:
1. 1kg. Ammonium nitrate
2. 0.5 kg EUR origin slow release approved fertilizer

During growth season:

1. Add ammonium nitrate in rate 1 Kg. /palm/growth season divided by 4


equal amounts.

2. Add EUR origin slow release approved fertilizer +TE in rate 500 Gm. /
palm / two times during growth season.

3. Spray EUR or USA origin chelated microelements as foliar application 3


times during growth season, according to manufacture rate

Out of growth season:

1. Add EUR origin slow release approved fertilizer +TE in rate 500 Gm. /
palm.
2. Granule super phosphate 1 kg divided by 4 equal amounts.
