Project Title: Forest Drive Kitchen Renovation Date Prepared: 08/27/2023 Project Deadline: 02/01/2024

Project Objective
The objective of this project is to create and carry out a new modern design for the kitchen in the house
on Forest Dr. The interior design and layout of the kitchen will be outsourced to Katelyn Lee Design &
Architecture, a local firm located in Scottsdale, AZ. The construction will be carried out by another
outsourced company, Kowalski Construction Inc. The requirements of the project must be fulfilled within
the agreed upon budget of $70,000. The project duration shall not exceed 5 months (starting 09/01/23).
Justification
The complete redesign will rid the outdated aspects of the kitchen, and bring in a new modern style with a
layout that will provide more efficiency and better function. This kitchen area will set the tone for the rest
of the house, which will all be renovated soon.
Deliverables
- Schematic design/Base 3D model via K. Lee Design
- Interior design model via K. Lee Design
- Kitchen remodel that includes (Carried out by Kowalski Construction Inc):
o Flush cabinetry with black hardware
o Built in appliances (matches cabinetry)
o Terrazzo countertop with matching backsplash
o Polished concrete floors
o Campfire ash color painted walls/ceiling
o Black fixtures (sink, vent hood)
o Unique light fixtures (warm white lightbulbs)
o Natural lighting from open concept
o Double Islands (one serves as breakfast bar/other serves as sink/stove countertop)

- 09/01 Agree to contract terms with K. Lee Design ($7,000 for design/drafting)
- 09/03 Document existing kitchen conditions
- 09/05 Produce existing kitchen 3D Model
- 09/15 Create schematic design
- 09/20 Design development (site plan, demo plan, dimension plan)
- 09/22 Agree to cost-plus percent of cost contract terms with Kowalski Construction Inc.
($50,000+ 25% AT $12,500)
- 09/24 Hire Engineering (Structural, Mechanical, Plumbing, Electrical)
- 09/27 Construction Documents (schedules, details, coordinate with engineers)

Requirements
- Ceiling must be raised
- Kitchen color theme must be neutral and on brand
- Open concept kitchen
- Double Islands
- Flush cabinetry
- Matching cabinetry on appliances
- Natural light must flow from back of house windows
- Project must conclude by end of March (1 month past project end date)
- Countertop and Backsplash must match
Assumptions
- K. Lee Design team is well trained and qualified for such a job
- The dimensions/measurements within the design model are accurate
- The price of the appliances/flooring/countertops/cabinets are accurate
- The delivery of the appliances/flooring/countertops/cabinets are on time
- The construction team from Kowalski Construction Inc. is qualified for project
- No project member will be injured in the construction process
- The project will stay on budget as long as everything goes to plan

Constraints
- Possible lack of structural integrity for placement of support beams
- Possibility of insufficient electrical system for new design
- Possible plumbing issues
- Possible schedule delay with construction team
- Weather may affect working conditions and travel
- Design team could possibly mismeasure dimensions
