Project Objective To construct an, eco-friendly custom type home in San Antonio’s Historic
District within six months at cost not to exceed $460,000.

Project The home project is being undertaken to revitalize and gentrify the infill
Justification area of San Antonio’s historic district in the downtown area and provide
the Quintanilla family with a new primary residence. Building the home
for the Quintanilla family will open doors for further redevelopment of
the city’s downtown historic area allowing ecofriendly innovation and
more sustainable living spaces.

Deliverables Upon completion, the property will include the following as


Described at a fixed rate of $460,000.00.

● A 1657 square foot, 3-bedroom, 3.5-bathroom 3 story home to


include single car garage.
● Tesla Solar Panel roofing shingles
● Energy Efficient Lighting
● Energy Star Appliances throughout home to include kitchen,
HVAC
● Sustainable Green Wall and zero scaping
● Dual flush toilets with bidet system

Requirements 1. Home must meet local historic district building codes


2. All items included in home must be environmentally friendly
and/or sustainable
3. Exterior wall insulation must meet Texas property code
requirements
4. Ceiling insulation must meet Texas property code requirements
5. Garage will accommodate one single large sized car
6. Structure must pass city of San Antonio Zoning and Variance
codes
7. Water runoff will flow in direction of sustainable green wall
8. Zero scaping requirements utilizing San Antonio Water System
approved Texas drought type vegetation
9. All windows and doors must be energy rated
10. All fixtures and lighting must be energy efficient

Constraints ● Design Constraints-Developmental Services and Historic District


Board need to approve design in order for process to begin.
● The weather cannot be determined, and may cause delays to
foundation pour and dry time.
● Completion of the project relies on supply and product
availability.
● Inflation may increase costs of products already selected
● Wellness of individuals assigned to the project cannot be
determined and specialty training of individuals out may cause
delay
● Materials and product ship times may be delayed due to global
shortages.

Assumptions ● City Services and Historic Board approve designs and plan on
time.
● Supply materials and products will be available at set cost.
● Weather will be on our side for the majority of the project
schedule.
● Staff and contactors complete tasks on time with no delay due to
supply or possible illness.
● Funds supplied will be sufficient in accomplishing all tasks and
deliverables.
● Contractors will maintain tasks and keep schedule
● Prime contractor will ensure all deliverables are met
● Prime contractor will provide a periodic progress report bi-weekly
to buyer and PM up until all deliverables are met and project is
completed.
● The Prime contractor will contact PM if there are suspected
delays in materials, or work timeline.
