AGREEMENT FOR RESIDENTIAL BUILDING CONSTRUCTION

(Labor and Material)

This agreement is signed between _______________and _____________for the construction of Residential


Building at __________________ plot no _____. Maintaining the good relation and reviewing the drawing the
total contracted price for the below mention scope of work would be NPR 95,00,000 (NPR Ninety Five Lakhs
Only)

Costing Mechanism

First Floor Area 1000 Sqft


Second Floor Area 1100 Sqft
Third Floor Area 614 Sqft
Total Buildup Area 2,714 Sqft
Rate per Sqft 3,500 NPR/sqft
Total Amount 95,00,000 NPR

Note: The Area is calculated based on the actual floor area and not based on the municipal area calculation.

The Scope of work includes


Labor and Material Contract of items as listed
1. Site Clearance and Mobilization
2. Excavation work
3. Earth Filling work
4. Soling work
5. PCC
6. Brick work ( 9” for outer boundary and 4” wall for internal partition work)
7. 12mm ply Formwork
8. RCC work
9. Compaction
10. Chipping
11. Plastering
12. Screening and Punning work
13. Plumbing Work (Hot and cold line with CPVC fittings of NS Standard, Sanitary Fixtures fitting cost per
toilet 40,000)
14. Electric work (Light wiring of NS Standard and standard light fixture (Tube lights, Surface lights and
standard wall lights with standard switches and DB and MCBs), includes provision for city line, inverter
line, telephone line, internet line)
15. Doors (Indian Agarath Chaukas and readymade shutters for all doors and one readymade solid wood
main door of maximum size 4’x8’ )
16. UPVC windows
17. Staircase railing (Steel/ Metal Staircase railings)
18. Tile Works in Bathroom, kitchen, dining, Balcony and lower terrace only
19. Marble work on staircase only with single molding
20. Putting works in all plaster area
21. Paint work exterior weather coat and interior distemper paint.
22. Reserve Tank max 10000 ltrs and one 1000 ltr plastic tank with stand
23. Kitchen marble counter and wooden cabinet under the counter only (non modular)
Scope of work not included
1. Well Digging/Boring
2. Manholes and drainage pipes outside the building to municipal pit.
3. Septic Tank and Soakpits
4. Block Paving in outer area
5. Compound Wall and Gates

Responsibility of Client
1. Handover the site during the period of construction
2. Make the payment on time as per construction schedule
3. Provide Electricity of NEA line.
4. Manage water for the construction work and curing works

Note: Additional labor work apart from work scope the charge for Skilled Labor is 1500 and Unskilled Labor is
1000 per day ( working time 7am to 5:30pm).

Responsibility of Contractor:
1. Carryout all assigned work as mention in Scope of work in timely manner
2. Ensure the work is properly supervised by company supervisor
3. Ensure the technical manpower is available in all major work such layouts, leveling, plumbing and RCC
casting work.
4. Ensure the work is carried out as per drawing provided and quality of work is maintained.

Duration of Project

The contractor shall ensure to complete the project within 12 months after the construction starts and shall
handover the project. The project may get prolonged if there are uncertain conditions (Strikes, Bandha,
lockdown, pandemic, Materials shortages etc) which are beyond the contractor control. In such condition
owner shall provide the extension of the project as per understanding. Also Payment as per schedule is also
key factor for timely execution of the project. Contractor shall not be liable for the delay in work if the amount
is not received on time.
