SCOPE OF WORK & CONTRACT AGREEMENT FOR PROPOSED

RESIDENTIAL BUILDING MR.SALEESH, NATTIKA

Ref: DIL/SAS/SAD/814. Date: 31/01/2022

This agreement is made on 31.01.2022 between MR. SALEESH, NATTIKA (here


in after called the - first party).
AND
Mr. Shaibu, Manemkeri house, P.O. Eriyad, holder of Indian passport Number
(herein after called - Second party) entered in the subcontract agreement for the
construction of residential building at nattika for first part as per the details given below.

EXCAVATION
EXCAVATION FOR FOUNDATION 60*70 CMS OR AS PER THE
INSTRUCTIONS OF STRUCTURAL ENGINER.

FOUNDATION.
R.R MASONRY FOR FOUNDATION AS PER THE INSTRUCTIONS OF
STRUCTURAL ENGINEER.

BASEMENT
R.R MASONRY IN CM 1:8 FOR BASEMENT AS PER THE INSTRUCTIONS
OF STRUCTURAL ENGINEER

R.C.C BELT
RCC BELT (30*10CM) ON THE TOP OF FOUNDATION AS PER THE
INSTRUCTIONS OF STRUCTURAL ENGINEER.

BASEMENT FILLING
FILLED WITH A QUARRY DUST (50CM) AS PER APPROVED DRAWING.

B. ROOF SLAB IN 1:2:4 MAIN REINFORCEMENT IN 8/8 MM DIA BARS &
DISTRIBUTOR REINFORCEMENT IN 8MM/8MM DIA-BARS.
C. MAIN SLAB THICKNESS IS 10 CM.
D. HEIGHT OF ROOMS 310 CM. BOTH THE FLOORS.

Terms & conditions

1. All materials to be supplied on time by the 2nd party.


2. For all the works as per the approved drawing, trained labors, all tools and
equipments to be provided by the contractors (2nd party).
3. Super vision for all the works to be done by the contractor (2nd party).
4. Contractor (2nd party) should provide to the 1st party exact quantity of materials
and enough time in advance to procure materials.
5. Workmen compensation insurance of work force is responsibility of contractor (2nd
party).
6. In case any accident happens at the site the contractor (2nd party) will be
responsible for the rectification of the damages and the compensation to the
concerned parties.
7. The 2nd party here by agrees that the work will be executed strictly in accordance
with the plan & specifications with maximum quality @ the rates as specified in
the schedule attached here with.
8. The 2nd party here by agrees that the work will be carried out with the full
knowledge & that the whole work or any part of the work will not be entrusted to
Binami then the 1st party can take any penal action against the 2nd party including
the termination of the contract and rearrangement of the work through any other
agency at the risk & cost of the 2nd party.
9. If any additional work to be done different from this agreement schedule, the
excess expenditure will be met by the 1st party based on mutually agreed consent
& with supporting paper work.
10. Electrical connection & water supply & all sanctions for this construction shall be
arranged by the 2nd party in co ordination with the Ist party.
11. The work will be completed with in 12 months from the starting date.
12. The stage wise payments should be made strictly. If payments are delayed by the
1st party, the 2nd party is not responsible & will be charged the market variation
cost for the increase in materials and labor charges accordingly.
13. If there are any additional works to be done, proper documentation and approval to
be done to avoid disputes.
14. All items purchased on the choice of 1st party.
15. After the work completed final amount will be paid within 60 days.
16. In case any defect/snag found within one year of construction, the contractor
should rectify it at his cost.
17. Exclusions, furniture, motor.
(All other work as per the drawing is included in 1st party)
18. Cup boards have only inside work. (Frame work additional).
19. The contractor should provide one CFL in a room. (All other electrical fittings
such as fan, fancy lights etc….. are additional.)
20. Penalty clause - if this works take more than 14 months from the starting date to
complete. The second party is agreed to pay the 1st party Rs. 1000 per day as
penalty.
21. As per the approved plan the area of this residential building is - 1986 SQ.Feet.
Mutually agreed labor material charge per square feet = 1900/- (Rupees one
thousand nine hundred ).
Total labor charge for this project as per the attached contract =
1986 sq.ft * Rs. 1900 = Rs. 37,73,400 INR

FOOTING COLOUMN WORK

TOTAL AMOUNT – 37,73,400 + 1,50,000 = 39,23,400 INR


( THIRTY-NINE LAKH AND TWENTY-THREE THOUSAND FOUR HUNDRED ONLY).
IST PARTY HEREBY AGREED THAT THE PAYMENT FOR THIS WORK SHOULD BE
ARRANGED TO THE 2ND PARTY IN ADVANCE INSTALLMENTS AS DESCRIBED BELOW.
