PROJECT PURPOSE

The purpose is to achieve an appropriate design of residential building(Townhouse) upto 3 storey in height. This leads
to the construction developments on larger sites with complex and intense type of low-rise housing in terms of site
context,organization,detailed design. The project will implement efficient town planning which will accomodate more
occupancies under a moderate roof area.

HIGH-LEVEL PROJECT DESCRIPTION

To design and construct a 3-storey townhouse with 6 units, fronting on both Manning Avenue and Claremount Street. The 6-unit townhouse has a gross floor
area of 3800 sq.ft and each unit will have 3 bedrooms. The first floor will have a living room, kitchen and a bathroom, the second floor consists of 2 bedrooms
and a detached bathroom, and the third floor will have 1 Master bed room and an attached bath room.Parking for the project is proposed to be underground
facility, leading to enclosed private parking for each units with a common driveway on Manning Avenue.The project will be concluded by 1st December 2021
within the budget of $615,615.
MEASURABLE PROJECT OBJECTIVES AND RELATIVE SUCCESS CRITERIA

1. Deliver the project on or prior to the requested deadline by scheduling the project with end date 15 days prior to the actual end date.
2.Completion of the project within the budget or lesser than the proposed budget with accounting measures to control project cost flow by implementing

3.Completion of the project with absolute zero accidents by providing all workers at heights training and implementing WHMIS.
4.Deliver the project with customer satisfaction and quality as expected by the client by proper inspection at every stage and by testing and verifying.
HIGH LEVEL REQUIREMENTS
1. The project is a 3-storey townhouse with six units.
2. The townhouse consists of:
First floor - Living room, kitchen and bathroom
Second floor- Two bedrooms and one detached bathroom
Third floor- One Master bedroom with attached washroom.
3. Underground private parking for each unit.
4. Kitchen must have 12 ft granite countertop and 10 ft x4ft granite countertop island
5. Flat roofs
6. A balcony cantilever deck for each unit at the rear.
7. Flexible pavement for parking driveway.
