Redesign of Metro Atom Pasar Baru
Location : Pasar Baru, Central Jakarta
Year : 2023

This project is a redesign for the Metro Atom Pasar Baru building with the project owner being PD
Pasar Jaya. The current condition of the building is not maintained and is not suitable to be used
as a urban tourist destination. The aim of the redesign project is to improve the market’s image
so that it can become an urban tourist destination for Jakarta. The target visitors can come from
residents in the city, outside the city, or foreign tourists. In order to accommodate both shoppers
and tourists, the market redesign must combine the daily market functions and tourism functions.

Design Issue

Pasar Baru was founded in 1820 as the main


commercial area of Weltevreden, New Batavia
(now Jakarta). It holds an important history of
Jakarta and has been a melting pot for vari-
ous ethnic groups, including Chinese, Indian,
Pakistani, Japanese, European and indigenous
people from various regions in Indonesia.

Unfortunately, the growth of the tourism in-


dustry in the Pasar Baru area has seen a de-
cline in the number of visitors compared to
the 1970s to early 2000s. The main problem
originating from external factors is the loss of
the glory of traditional shopping markets such
as Pasar Baru with the development of mod-
ern shopping centers in Jakarta. Apart from
this, there are also internal factors such as in-
adequate market facilities for the comfort and
safety of visitors. This makes visitors prefer a
more adequate place. Therefore, it is neces-
sary for the government and local residents to
immediately take steps to improve Pasar Baru
so that the historical and cultural heritage in it
is not lost and can be preserved.

The Central Jakarta Tourism Agency has made


a plan to develop Pasar Baru as an tourist des-
tination. There are several locations that has
been mentioned as the focus of this plan, one

Temporary Trading Area

The temporary trading area is used for street vendors and can also be used as a plaza. The pres-
ence of street vendors along pedestrian access is expected to attract visitors to walk from one
point to another. Trade space zoning was designed by considering the similarity of targeted buyer
of each merchant, with wet market located in the north building’s 1st floor and food court located
in 4th floor.

The main access is divided into: access from Samanhudi Street in the north which is the drop off
location for public transportation; access from Gereja Ayam Street in the east where the main drop
off, basement parking vehicle access, and service vehicle access are located; and main pedestrian
access from Pasar Baru Street in the west. Apart from that, there is also an access in the middle of
the north building from Pasar Baru Street which is connected to the temporary trading area.

Gallery

The gallery in the form of a


continuous staircase encour-
ages people to learn about
the history of Pasar Baru and
creates a prime photo spot
for tourists. High walls can
also be used as media for
murals related to the history
of Pasar Baru.

Rooftop Garden

Large spaces, such as food courts, mosque and sport court are placed on the 4th floor, making it
possible to create roofs with higher elevations to add a spacious impression and increase natural
lighting. The rooftop garden with Chinese nuances provide space for visitors to enjoy views of
Pasar Baru and Central Jakarta from above.

The Twin Student Housing

The Twin Student Housing is a 4-story residence that functions as a dormitory to accommodate
the housing needs of ITB Cirebon campus students. This project was motivated by the need from
the ITB Cirebon campus for simple flats (rusunawa) for single first year students. The increasingly
high availability and price of residential land in urban areas is also the background for this project
to provide vertical housing that is both comfortable and energy efficient.

The Twin Student Housing building implements the concept of energy efficient buildings through
sun path, embodied energy, and solar radiation analysis. The results of the analysis can be seen in
the orientation of the building which aligns the movement of the sun and wind as well as the use
of horizontal shading devices (louvers) to reduce glare in the room.

This building consists of 4 floors and 2 building masses that embrace each other. The mass con-
figuration of this building was formed in response to the results of the site analysis. Apart from
that, this building also uses wire mesh elements on the facade to add aesthetics to the building.

Energy Efficiency Concept

Embodied Energy Analysis

Based on the graph that has been obtained, the


amount of Embodied Energy (EE) contained in
this building is around 49,734,096.91 MJ. Most
of the EE is in the wall category with coverage
of around 29.5% of the total building EE.

Vertical Shading Device

Natural lighting control is implemented by op-


timally entering light through glass openings
with Low E Glass material and equipped with
louvre shading. Sunpath analysis was carried
out to determine the optimal shading angle
relative to the opening orientation, with the
result obtained being a reflection angle of 60
degrees. These shading materials and compo-
nents allow sunlight to enter indirectly and re-
duce the risk of overheating and glare effects in
the room during the day.

The name “Court by the Lake” came from the idea of a basketball court surrounded by a food
court. Considering the importance of exercising during a pandemic, a basketball court was built
to increase the spirit of exercising and replace sports facilities at the project site that had been
damaged. The food court was created with full visibility access overlooking the basketball court to
create placemaking innovations where the atmosphere is more lively and fun to exercise while on
the other hand consumers are entertained from watching basketball games.

URBANE Apartment

Year : 2022

URBANE Apartment is an apartment located on Jakarta Street, Bandung. Because the apartment is
located in a dense area and is intended for the middle class residents, the apartment is designed
to maximize the number of room units and the use of the ground floor for commercial areas. The
apartment design is also focused on the effectiveness of utility systems and fire safety systems,
with the facade also designed to meet these needs.

Facade Detail

Limestone facades have many functions for


both aesthetics and safety. On the balcony
side, the canopy part of the facade protects
the balcony from rain and also hides the AC
machine in each unit from outside visuals. The
lower part of the facade on the balcony is a
railing as well as a planter box, where in this
planter box residents are free to plant plants if
they wish. Apart from being an aesthetic func-
tion, the main function of the shape of the fa-
cade and the choice of Limestone material is
Limestone Facade because the facade functions as a fire barrier
in the event of a fire so that the fire does not
spread to the upper floor through the window.

Year : 2021

This building takes a basic shape like the letter G and has a sloping green roof on it. The exis-
tence of this sloping roof accompanied by an elevator makes human circulation in and around
the building able to continue both vertically and horizontally. The client is an alumni of Institut
Teknologi Bandung and this building is located on Ganesha Street, so the shape of the letter G is
used to make the building unique and monumental.
