Learning outcome
4: Provide a report to describe the condition of an existing building, identifying the
work required to repair or alter the building with consideration to the
requirements of the Building Code.

Scenario
Your client would like to renovate and potentially extend their home to enable an ageing
relative to move in with them. They would like to know if the site has enough space to
extend their home in some way (up to 30 m2).

Before proceeding with the additions or alterations to their property, they want to be
aware of the upcoming maintenance requirements for the existing building.

They have requested a feasibility report (analytical report format) that:

• assesses building feasibility – (use data collected for Assessment 1)


o summarises the site and its limitations
o suggests all possible building locations

• assesses building condition – (use data collected for Assessment 2)


o summarises and presents the general condition of the building elements in a
table format
o explores the reason for the degradation or failure of two elements.

Then present recommendations that:

• advise if and where the home could be extended and by how much (up to
30 m2) and why

• highlight the top three elements in need of repair and states why these are the
priority

• discuss the process for repairing one element.

Part A – Building feasibility
Part A of the results/findings section of your report needs to collate and summarise your data
and learning from the off-site and on-site research completed in
Assessment 1.

This section of the report must include a site plan with notes showing the following:

1. site information (landowner’s name, site address, size, lot number, D.P. number and
useful datum such as location, height and so on)

2. aerial photo (for the property and the general neighbourhood)

3. boundaries including easements (if known).

4. service pipes and connection locations (wastewater, stormwater and power)

5. site access

6. topographical /contour Plan

7. district plan requirements (represented on the plan) including:


a. zone
b. all rules that apply (setbacks, height requirements, overshadowing and yard
requirements)
c. notes on overlays, heritage and iwi items and potential hazards (flood,
tsunami and so on)

8. location and direction of view, noise sources and so on

9. potential locations for an extension

10. notes to support your analysis.

You will not be marked again for (or disadvantaged by) the work submitted in Assessment 1.
This part of the report will only assess the following.

Part B – Building condition


Part B of the findings/results section requires you to collate and summarise your data and
learning from Assessment 2.

Create a table summarising the building elements’ condition data:


• For each building element:
o cladding (not including roof but including soffit)
o exterior joinery
o external trims (including fascia, door and windows and junctions)
o interior Joinery and fitments.
• For each element, summarise the following in the table:
o the type of material
o the condition of the material
o the type of finish
o the condition of the finish
o joints/junctions in the elements
o the extent of any degradation (depending on the element this would be
measured in m2, lineal m or ‘each’)
o potential weathertightness
o provide a photograph or sketch to show an aspect.
• Include a ‘comments’ column:
o In this column, discuss the importance of repairing the item (if
required). State whether it is low, medium or high priority and state
why.

You will not be marked again for (or disadvantaged by) work you submitted in Assessment
2.
This part of the report will only assess the following:

• a well organised and presented table of summarised data


• a repair priority rating (low, medium, high) that is well supported by the data
• reasons why it has been assigned this rating.
