METHOD STATEMENT
Fan Coil Unit Testing

1. INTRODUCTION

1.1 The following test procedure has been prepared to lay down the minimum
specification for the site testing and commissioning of Fan Coil Units (FCU) .

1.2 The objective of this procedure is to verify that the installation and operation of the
FCU is as per design intent.

1.3 The tests proposed in this document shall be read in conjunction with the
Consultant Technical Specification and are not exhaustive, nor are they to be
considered an acceptable alternative to the standard site tests performed by the
manufacturer.

2. INSTRUMENTS / TOOLS REQUIRED


2.1 All instrumentation used for the testing, shall come complete with up to date
calibration certificates.
2.2 The engineer undertaking the test shall ensure that the instrumentation provided
has an operating range to suit the expected test pressure result at the mid-range
point of the instrument.

2.3 The following test instrumentation & tools shall be required to undertake the tests
detailed within this procedure:

• Electronic Vane Anemometer (Velocity Meter)


• Clamp-on Ammeter (AC Current)
• Tachometer (Rotational Speeds)
• Bolometer / Slandered Hood
• Multimeter (Voltage/Resistance)

3. STANDARDS

3.1 The following standards have been referenced when preparing these test
procedures:

• CIBSE Commissioning Code A 1996 – AIR Distribution Systems.


• BSRIA Commissioning of AIR Systems in Buildings – AG3/89.2 1998

These standards should be adhered to throughout the testing and


commissioning process.

4. PRE-COMMISSIONING TEST PROCEDURES


Perform the following pre-commissioning checks for each unit:

4.1 Visual Inspection – General

1. Confirm all packing material has been removed from unit and that air inlets
and discharges are free from obstruction.
2. Confirm there is no visual damage to the external casing of the unit or
damage to the internal parts.
3. Confirm all transit bolts, wedges etc. have been removed from Fan, Motor’s
and isolation mountings and that they are free to move.

4. Confirm room is in a condition fit for commissioning to commence. Room


cleaned and free of dust, secure with doors installed.

5. Confirm the electrical connections are correct and that the unit is isolated.

6. Check power supply is present at the unit at the correct voltage. Verify
circuit has been tested and approved by the electrical contractor.

7. With all motors electrically isolated, follow start up procedures generally


powering up and checking the controls sections and functions.

8. Check that fresh air supply (where applicable) is installed in room and
confirm that airflow has been set to the correct value.

9. Record nameplate information and compare with specification provided.


Highlight any discrepancy noted.

4.2 Visual Inspections – Chilled Water Cooling Circuit

Confirm chilled water systems and coils have been hydrostatically tested in
accordance with the commissioning & testing specification and that there is no
evidence of leakage at joints or valves.

hydrostatically tested in accordance with the commissioning
& testing specification and that there is no evidence of
leakage at joints or valves.
2. Confirm strainers are installed on inlet water pipe to each
cooling coil, and that vents are installed at the highest point of
the unit and drains are installed at the lowest points of each
unit.
3. Confirm chilled water systems have been flushed and cleaned
in accordance with the commissioning & testing specification.
Ensure back flushing of coils has been performed and that the
strainers have been removed and cleaned.
4. Confirm cooling coil has been vented of all air.
5. Confirm coil face is clean and free from damage.

4.3 Visual Inspections – Condensate

1. Ensure drain trap is installed at least 30mm from base of


condensate tray and that it is filled with water.
2. Ensure that condensate drains have been tested in
accordance with approved method statement.

4.4 Visual Inspections – Fan Section

1. Confirm fan is secure on shaft and free to rotate.


2. Confirm filters are in place and are clean.
3. Confirm fan chamber is clear of debris and all transit bolts
have been removed from the fan/motor base.
4. Confirm mains power is available to the motor at the correct
voltage for the unit. Check overload settings are in
accordance with motor nameplate values.
5. Pump / spin fan by turning power on and off and confirm
correct rotation of fan impellor.

4.5 Visual Inspections – Electrical Section

1. Confirm there is no damage to the electrical components.

2. Confirm all electrical terminations are securely tightened,


correctly connected and the unit is isolated
3. Record all pre-commissioning / set-to-work activities on test
documentation.

5. TEST EXECUTION
Perform the following Commissioning/Performance Test for each fan coil unit:

5.1 Cooling Coil – Chilled Water

1. Confirm each chilled water control valve is operating correctly by


adjusting the set point value and observe valve opening & closing
correctly.

5.2 Fan Section

5.2.1. Starting The Unit

1. The FCU will be energised using the local thermostat

2. Check current consumption of the fan motors is as per


manufacturer’s recommendation.

3. Check Air Flow rate of fan using an electronic vane anemometer


to scan the unit airflow inlet. Divide the unit intake into grids and
measure the velocity at the centre of each square. The total
volume will be the average of all velocity points taken multiplied
by the free area of the inlet.

5.2.2. Air Balancing

A. Static Checks

Check and Test Sheets for ducted fan coil unit will be completed
by the Serve Point Site Engineer.

B. Proportional Air Balance

1. Carry out and record an initial scan of all terminals


2. Analyse the initial scan and identify index terminal and
branch
3. Lowest % of design is a logical index
4. Regulate terminal 2nd farthest from the fan to equal % of
index
5. Repeat operation on successive terminals working back
towards the fan comparing with the index
6. When branch damper is reached, all terminals on the
branch are now in balance
7. When all branches are balanced , recheck index
terminal on each branch
8. Balance each branch index terminal using branch
dampers
9. Check system total volume rate is within specified
tolerance
10. Carry out and record a full scan of system. This should
show all terminals in balance within specified tolerance
11. Carry out and record a full fan test
12. Mark all dampers. Set terminal air diffusion patterns

5.2.3. Final Scan Of Air Terminals/Final System Volume Check

1. Once all branches are in proportional balance, the


system air volume should be retested.
2. Fan / motor speeds, running current and system
pressures should be retaken and logged.

5.2.4. Acceptance Criteria:

The criteria for the acceptance of equipment to be tested and


commissioned is as follows:

1. The system conforms to the requirement of the approved


submittal
2. The system is installed as per the approved shop drawings
and specification
3. The system performs in accordance to CIBSE Code A - Air
distribution Systems
4. The FCU performs to a maximum tolerance of +/- 10% of
the design. The grilles / diffusers measured flow rates are a
maximum +/- 10% of the design

6. DEMONSTRATION PROCEDURES

The commissioning engineer will ensure that the following works are carried out:

6.1 The final tested and balanced results are demonstrated to the accepting authority
on a random spot check basis, and that repeatability of readings is proven within
the accepted tolerance.

6.2 Submittal of all records of data obtained during testing, adjusting and balancing in
accordance with, and on, the approved forms.

6.3 Preparation of report of recommendations for correcting any unsatisfactory


mechanical performances when system cannot be successfully balanced.
