DEMOLITION PROCEDURES:

1. GENERAL
1.1 Demolition shall be carried out by hand operated pneumatic breaker at beam/ slab joint next to
neighboring unit. Oxy-acetylene torch may be used to cut the reinforcement. Mobile air compressor shall be
placed on 1st floor.
1.2 Demolition shall begin on the roof and proceed down floor by floor to the 1st floor. The concrete of each
structural element shall be broken down gradually. The reinforcement shall be left in placed until the concrete
is broken away and when its support is no longer need,

2. DEMOLITION SEQUENCE:

2.1 Pre-Demolition Phase


- All M&E services such as electricity, water, telecom, gas, etc which are supplied to the building that to be
demolished shall be terminated / disconnected prior to commencement of demolition works.
- Dismantle and disposal of all glass panels and loose materials (if any) prior to commencement of major
demolition of building.
- Dismantling of internal non-structural partitions and disposal of demolished materials and rubbish off site.

2.2 Demolition Phase


- The sequence of the demolition shall comply with the SS 557.2012 Code of Practice on Demolition. It will be
carried out progressively in the reverse order of their construction, from roof downward method to the ground
floor level.
- Worker to access the roof and steel structure by using boom lift.
- Dismantling of roof coverings will be carried out first. All dismantled roofing materials will be fastened with
nylon rope and lowered onto the ground floor manually.
- By using hand tools, remove all the connection bolting and dismantle the steel structure. The dismantling of
steel structure to be carried be carried out progressively in the reverse order of their construction, from roof
downward method to the ground floor level. Dismantling start from purlins, then to the secondary rafter, then
to primary rafters and finally columns. All steel structure must be secured and hold in place by lorry crane
before dismantling.
- For the temporary container structure, containers are to be lifted by lorry crane and removed from site by
trailer.
- Ground slabs are to be demolished shall comply with the procedures and recommendations in Code of
Practice SS557.2012 on demolition works.
- Demolish the ground slab using hydraulic excavators mounted with breaker/crusher stationary on the
ground.
- Disposal of all demolished concrete debris, steel materials and rubbish from the site regularly.
- Tidying of site and levelling of the ground to the required profile to match the surroundings commence upon
completion.

2.3 Safety Risks and Control


- All protective equipment (PPE) such as safety helmets, goggles, masks, safety shoes and industrial
gloves are to be issued to all workers.
- Projected nails found in used timber should be removed or hammed flat .
- The demolition works shall be carried out under the immediate supervision of the appointed
supervisor.
- The structural demolition will be carried out by experienced operators related to the trade.
- During the demolition works, the site supervisor shall make continuous inspection throughout work
progresses to detect hazard resulting from weaken or loosen materials and preventive measures
must be taken upon discovering such defects.
-Lifting analysis to be carried out before commencement of lifting work by competent personel. Lifting
works to be supervised by lifting supervisor and rigger signalman must be present during lifting
operation.
- The ground, if necessary, will be sprayed with water to prevent dust pollution.
- Any holes/pits found will be backfilled immediately with the suitable materials .
- Maintain the cleanliness of walkways and drains throughout the entire contract period .
- Relevant care and precautions required during the course of demolition will be enforced in order to
ensure the overall works comply with the SS 557.2012 Code of Practice on demolition.
- Compliance with all statutory requirements in respect to health, safety, environment and traffic.
- Proper entrance/exit, safe access to and egress for the site shall be provided at all time.

2.4 Special Control Measures


- Approval of permit-to-work for working at height will be submitted and approved before start work
- The following general control measures against safety, environment and quality shall be required
for our scope of work:
a) Proper PPE must be worn at all time
b) Toolbox meeting will be arranged for before start work
c) Regular maintenance is being carried out to the tools & equipment in accordance to
manufacturer's
recommendation to ensure that they are in good and safe working condition
d) All workers are taught and trained with basic safety knowledge of using proper PPE while working
e) All the area will be kept tidy and proper rubbish bin will be provided
f) Supervisor's inspection will be carried out at every stages and the quality of work will be assured
on each stages
