Dear Park Real Estate, This Lease Agreement ("Agreement") is entered into on 01/06/2022, by and between Park Real Estate, hereinafter referred to as the "Landlord," and Clinton Patroba Wanyama, hereinafter referred to as the "Tenant." 1. PROPERTY: The Landlord agrees to lease the residential property located at Park Apartments, Ruiru, Nairobi, hereinafter referred to as the "Property," to the Tenant for residential use. 2. TERM: The lease term will commence on June 1, 2022, and will continue for a period of 5yrs. 3. RENT: The Tenant agrees to pay a monthly rent of 13,000 Kenyan Shillings. Rent is due on the 5th day of each month. Late payments may be subject to a late fee as specified in Section 5. 4. SECURITY DEPOSIT: The Tenant will provide a security deposit of 13,000 Kenyan Shillings on or before the commencement of the lease term. The security deposit will be refundable, subject to deductions for any unpaid rent or damages to the Property. 5. LATE PAYMENTS: If the rent is not paid within 5 days of the due date, the Tenant agrees to pay a late fee of 5% of the monthly rent amount. 6. UTILITIES: The Tenant is responsible for the payment of all utilities and services, including electricity, water, and any other services required for the Property. 7. MAINTENANCE AND REPAIRS: The Tenant agrees to keep the Property in good condition and promptly report any necessary repairs or maintenance issues to the Landlord. The Tenant shall be responsible for any damages caused by their negligence. 8. TERMINATION: Either party may terminate this Lease Agreement with written notice of 30 days before the intended termination date. 9. GOVERNING LAW: This Agreement shall be governed by and construed in accordance with the laws of Kenya.
