EXTRA-JUDICIAL SETTLEMENT

WITH QUICLAIM AND WAIVER OF RIGHTS

KNOW ALL MEN BY THESE PRESENTS:

This instrument made and entered by and between:

AUREO BASA, married to the late Nelia Climaco Basa, who died intestate on
June 30, 2002 at Botolan, Zambales, his first nuptial;

ROSEMARIE BADAR BASA, married to Aureo Basa, the second nuptial.

THE HEIRS OF NELIA CLIMACO BASA namely:

GADWIN C. BASA, married

ROMEO C. BASA, married
ANELIN B. PADUA, married
ROGER C. BASA, single
DANTE C. BASA, married
WILLIE C. BASA, married, all of legal ages, Filipino citizens, all with
residence and postal address at San Isidro, Botolan, Zambales.

WITNESSETH:

WHEREAS, AUREO BASA is the registered owner of a parcel of land, situated at San
Isidro, Botolan, Zambales more particularly describe as follows:

TRANSFER CERTIFICATE OF TITLE

No. TC-2862

“A parcel of land (Lot-E of the subdivision plan Psd-03-0100232 (AR) being a

portion of Lot 2705, Botolan Cadastre LRC, Record No.) situated in the Bario
of San Isidro, Botolan, Zambales. Bounded on the SW., along line 1-2 by Lot
E of the subdivision plan; on the NW, along lines 2-3-4 by Lot E, of the
subdivision plan; on the NW, along lines 2-3-4 by Lot 2702; along lines 4-5
by Lot 2706, both of Botolan Cadastre; on the NE; along line 5-6 by Road;
and on the SE, along line 6-1 by Barangay Road, containing an area of TWO
THOUSAND EIGHT HUNDRED SIX (2,806) square meters, more or less, under
Tax Declaration No. 017-0120.”

WHEREAS, AUREO BASA and the late Nelia Climaco Basa, by virtue of their marriage
the above mentioned parcel of land becomes their conjugal.

WHEREAS, said Nelia Climaco died intestate without any will or testament.

WHEREAS, AUREO BASA and the late Nelia Climaco Basa begot six children, already
mentioned above.

WITNESSETH FURTHER

That for and in consideration of our LOVE and AFFECTION unto our father AUREO
BASA we, their children, do hereby WAIVE and QUITCLAIM our shares and rights to the
above-described parcel of land in favor our said father AUREO BASA.
 NOW THEREFORE, for and in consideration of the premises and invoking the
provision of Section 4, Rule 74 of the Rules of Court the above-named parties, these
presents, settle, partition and adjudicate among themselves the above described property.

That the above-described parcel of land is free in any liens and encumbrances
whatsoever.
