1. Executive summary about project progress

This is to bring into your information you that in last 30 days we have completed the following mile-
stone activities at site,
1. Civil layout.

2. Brickwork (115 mm & 230mm).

3. Plaster works.

4. Waterproofing of the toilets, kitchen & Bars (02 numbers).

5. Fire- Fighting works (MS pipe for the main line & branching nearly complete)

6. Plumbing & electrical works in progress (Cutting chasing & conduiting)

As of today, we have completed about 65% of civil structure works. The remaining 35% is also pro-
gressing.

During the last two weeks we have, we have finalized the brick work and so have started the PCC &
moving towards preparation of flooring.

Next our focus (for next three weeks) is to get the contractors to finish the following, We are hoping to
see a better progress in next few weeks, but we need the drawings, approved sample of items form client
& architect so to finalize the pending design decisions,

1. Plumbing, water supply & electrical conduiting.

2. ELV Conduiting & wiring for CCTV, Sound & internet.

3. HVAC ducting & False ceiling.

4. Flooring in Kitchen & bar area,

5. Wall tile in Kitchen area, flooring & wall tile in washroom.

Project status in terms of overall delay had been analyzed. The reasons of delay are also
mentioned as follows,

1. Initially the location of the washroom was changed & it caused a delay of 03 Days.

Reason – It was due to the request of the building maintenance team.

2. The first set of layout drawings did not match the site physical measurements & it caused a de-
lay of 02 days.

3. The PCC for the flooring got delayed by 03 days as the specifications of works were unclear
as per site condition which finally were agreed to be as per the BOQ.

4. The slope requirement of plumbing pipes (as per the GFC was found to be raised & heigh) so
the material specifications changed & an extra core cutting was proposed at site. It caused a
delay of 12 days.

 All the above concerns have been brought into the knowledge of the client & contrac-
tor and discussed through messages and meetings.

 The possible catch in time will be calculated when the major design changes & specifi-
cations, new core cut location will be approved.

 The site team will now focus on seeing the activities on site that can run parallel and
utilize maximum possible time in a day to achieve the deadlines.

Observation on last

 The Plumbing works got delayed as the material procurement had some issues with the
specifications.

 Planned activity of plumbing was to start on 4th March2024 which started on 12th March 2024.

 The work at site for plumbing & electrical were halted at site from 15 th March 2024 to 19th March as
there was planning to revise the specifications of materials. The core reason was that the floor level
of the kitchen & bar area was rising due to the size of the pipes (which needed to be revised).

 The firefighting works got delayed due to the revision as the head height was found to be less than
required so the pipes were to be raised causing delay.

 As the plumbing works were revised so the flooring works also got delayed.

 The finishing works drawings are still, awaited & so the HVAC works as the vendor is still not
finalized.

 Due to the above-mentioned reasons the estimated date of finish will be extended by 3 to 4 weeks.

 Overall project status

 Overall project delay is an indicative of delay.

 We had planned to start our finishes work from 15th of March 2024 which will be delayed by two
weeks.

 A revised project timeline will be shared (after decision of the major design changes in plumbing
activities in =kitchen area).

 We are running delay by nearly 21 days and will be affecting the end date & project duration.

 Roadblocks faced.

1. Difficulty in approvals i.e. core cutting,


2. Unnecessary complaints were raised by the neighboring, unit & so the work stopped frequently.

 Requirements for next phase

1. Finishing drawing in detail with sections is required urgently.


2. HVAC vendor needed to be finalized as the Workfront for HVAC works is ready for some time now.
3. The sampling of the finishing materials

 Planned major steps from PMC side.

a. Rectification of the defects related to the civil works completed.


b. Preparation of revised finish timeline with contractor. This is very important for projecting the
remaining project duration.
c. To coordinate with the finishing & civil vendors to speed up the works & maximize the progress &
minimize the time lag.
