Planning to build 5 Nos. of Single bedroom cottages on stilts in

Blooms Tranquil Waters Retreat to kick start hospitality activities.
Salient features of the cottages and financial matters in brief are as
below:-
(1) 5 Cents plot will be first registered in the name of the investor
on payment of 4 Lakhs including registration charges. This amount to
be paid upfront on registration time.
(2) Easement rights for 15 feet wide road from Pachayat road will be
incorporated in the sale deed assuring freehold possession of the
plot. Enjoyment rights for complete development in 1.5 Acres of
mini-lake cum park will be given as an external agreement for 10
years (renewable).

(3) Each cottage will have 400 SqFt area (outside wall-to-wall) with
bedroom, kitchenette and bathroom. Car park will be beneath the
cottage (between stilt columns) with steel staircase access.
(Detailed design shall be provided once get a positive response )

(4) Power and water will be connected to the cottage. Sanitary

installations, electrical fixtures, cabinets, wardrobes, curtains,
furniture, kitchenette items etc. to offer the cottage on Airbnb to
superior standards shall be fitted. However, the landlord can offer
higher specification installations as per his/her choice.

(5) Estimated cost for the structural work excluding doors, windows,
floor/wall finishes and painting is 7.2 Lakhs. Price Include RCC
structural works, masonry, staircase, steel structure roofing,
plastering, electrical conduits cum cabling and plumbing works. This
payment to be made in 4 monthly installments from the 3rd month of
registration @ 1.8 Lakhs each month for 4 months.
(6) Doors, Windows, Floor finishes, Wall finishes for the room and
False ceiling together is estimated to be 3 Lakhs. (8th month)

(7) Bathroom floor/wall finishes, sanitary installations, geyser,

exhaust fan etc. is estimated to be 2 Lakhs. (9th month)

(8) Kitchenette wall/floor finishes, cabinets, stove, cylinder, fridge,

basic utensils, cutleries etc. is estimated to be 2 Lakhs. (10th month)

(9) Bedroom lighting, fan, furniture, bed, linen sets, wardrobe and
curtains - 3 Lakhs. (Air Conditioner is optional). (11th month)

(10) Solar back-up system, remote monitoring CCTV system,

independent water source, inverter power back-up etc. are to the
investor’s choice.

Facility will be open for guests booking in 12 months.

The investor has the below options:

(A) Leasing the plot with the cottage to us at a monthly income of

Rs.8,333/-. He can use the cottage with all guest privileges for 2
days and 2 nights a month (or not exceeding 6 days and 6 nights in
consecutive 3 months) without any payment to us. All utility bills
and maintenance will be at our cost. If the investor refers any guests
to us at our published room tariff, s/he will get 50% of the room rent
paid by the guest along with the next monthly lease payment.

(B) Run the cottage at his/her wish to earn income or keep it for
his/her personal enjoyment as a holiday cottage. If we have to
maintain the villa, monthly charges will be Rs.2000/- for specified
weekly, monthly and yearly routine works. If we have to serve
his/her guests, we must be paid on a practical billing system in
every situation.

Total investment will be 21.2 Lakhs as installments in one year

span. If choosing the first option, direct monetary returns will be
annually 1 Lakh. (ROI = 4.7% plus 24 days Wayanad
accommodation with guests privileges plus any income s/he can
generate through direct bookings.)
