DEED OF ABSOLUTE SALE OF A CONDOMINIUM UNIT

KNOW ALL MEN BY THESE PRESENTS:

That this Deed of Sale, is made and entered into by and between:

DIOSA A. MAGANDA, of legal age, Filipino, single, and with


residence and postal address at Acacia Street, Brgy. Bulusan, Calapan
City, Oriental Mindoro herein after referred to as the VENDOR;

MARIKIT A. SOLOMON, of legal age, Filipino, single, and with


residence and postal address at Acacia Street, Brgy. Bulusan, Calapan
City, Oriental Mindoro herein after referred to as the VENDEE;

That DIOSA A. MAGANDA is the registered owner of a certain


condominium covered by Condominium Certificate of Title No. 6505
located at Sucat Paranaque City, Philippines.

That the condominium unit and the parking unit are described as
follows:

A residential unit located at the 4 Floor of Bldg. II, Cluster -10 of
“Westmont Village” containing an area of SEVENTY ONE SQ.
METERS AND SEVENTY FIVE SQ. DECIM. More or less.
That the condominium unit is described as follows:

Unit B2-10-4-D2-2
A residential unit located at the 4th Floor of Bldg. II, Cluster -10 of
“Westmont Village” containing an area of SEVENTY ONE SQ.
METERS AND SEVENTY-FIVE SQ. DECIM. More or less.

Copies of these are hereto attached and made part hereof.


That the MARIKIT A. SOLOMON offered to buy and the DIOSA A.
MAGANDA agreed to sell the said
condominium unit as well as any and all rights and interest appertaining thereto
under the Master Deed with Declaration of Restriction (the “Master
Deed”), the
Articles of Incorporation and the By-Laws of the Condominium Corporation;
That on the one hand, the MARIKIT A. SOLOMON hereby agrees
to transfer the said
property on his name within one (1) year and at the same time he undertakes to
shoulder the expenses involving the Transfer Taxes;
And on the other hand, the DIOSA A. MAGANDA hereby agrees to pay the
Capital Gains
Tax;
Copies of these are hereto attached and made part hereof;
That MARIKIT A. SOLOMON offered to buy and DIOSA A.
MAGANDA agreed to sell the said condominium unit as well as any and
all rights and interest appertaining thereto under the Master Deed with
Declaration of Restriction (the “Master Deed”),the Articles of Incorporation
and the By-Laws of the Condominium Corporation;

That on the one hand, MARIKIT A. SOLOMON hereby


agrees to transfer the said property on his name within one (1) year
and at the same time he undertakes to shoulder the expenses involving
the Transfer Taxes;

And on the other hand, DIOSA A. MAGANDA hereby agrees to pay


the Capital Gains Tax;

That MARIKIT A. SOLOMON accepts and binds himself to all


conditions and restrictions embodied in the Master Deed, the Articles
of Incorporation and By-Laws of the Condominium Corporation, and
agrees to faithfully observe and comply with the House Rules and
Regulations of the Condominium Corporation and any amendment or
supplement thereto;

That for and in consideration of the sum of NINE HUNDRED


THOUSAND PESOS (P900,000.00), Philippine currency, DIOSA A.
MAGANDA hereby SELLS, TRANSFERS and CONVEYS unto MARIKIT
A. SOLOMON by way of ABSOLUTE SALE, to his heirs and assigns, the
said condominium unit as well as any all rights and interest appertaining
thereto under the Master Deed, the Articles of Incorporation and By- Laws
of the Condominium Corporation;

That DIOSA A. MAGANDA hereby warrants that the said


condominium unit are free from any liens and encumbrances in favor of
any person or entity whatsoever.

IN WITNESSS WHEREOF, we have hereunto set our hands this 15 th


day of March 2024 in the City of Calapan, Philippines.
