Presentation Outline 2

What is Real Estate ?

Real Estate Property Development Cycle

1. Pre-Development Stage

2. Project Development Stage

3. Post Development Stage

2
What is Real Estate ?

Real estate refers to land, as well as any

physical property or improvements affixed to
the land, including houses, buildings,
landscaping, fencing, wells, etc.

Real estate comprises property made

up of land and the buildings on it.

PRE-ENGINEERING WORKS 10

The SURVEYOR
prepares the existing
contour and desired
elevation or the design
grade of the project and
assures the soundness of
the base and sub base
preparation prior to
concreting and or paving of
SURVEYOR the proposed road
network. 10

Lot boundary/ Base plan – SURVEYOR
11
A boundary survey is necessary to create the base map used for
land planning purposes. The base map must contain all information necessary
to prepare a plan defining the property boundary to verify whether there is an
encroachment or overlapping beyond the adjacent property.

Lot Boundary Plan Lay-out Plan

11

Topography

The typical slope for residential
streets and/or driveway should not
be greater than 10% grade.
Slopes of higher grade would
require a special housing design
approach in order to utilize the
existing site topography. Steep
slope may require excessive cut
and fill that would increase cost of
land development.

Topography Plan 12
The SURVEYOR
prepares the existing
contour and desired
elevation or the design
grade of the project and
assures the soundness of
the base and sub base
preparation prior to
concreting and or paving of
the proposed road
network.
Site Grading Plan 13
1. Assess the soil type 14
could impact the way the
project is developed. High
ground water, unsuitable
soils, rock, expansive clay
may have some impact on
the cost of development.

GEOTECHNICAL ENGINEER 14
2. Prepares the soil 15
investigation report for the
project owner’s structural
designer and determine
the geohazards such as
sinkholes, landslides are
likely to occur within the
vicinity of the project.

GEOTECHNICAL ENGINEER 15
16

The Waterworks Engineer

supervises the installation
of the water distribution
system and water supply
system and checks the
integrity of the water
service line installation by
FLOW TEST and
pressure testing.
WATERWORKS ENGINEER 16
Hydrology Engineer does
the assessment of the
minimum or maximum
flood level that might
occur within the project
adjacent water ways.
HYDROLOGY ENGINEER 17
Oceanogpher
1. Studies the physical
aspects which includes
the geology of the sea
floor and the chemical
and physical properties
of the ocean.

2. On the other hand,

biological aspects of the
marine life and
ecosystem of the
OCEANOLOGY ENGINEER ocean.
18
Oceanogpher
3. Pre-determines the
tidal behavior of tsunami
and includes the study
behavior tidal current to a
proposed shoreline
development.

4. Long shore current is

always determines
whether the project is
prone to tsunami.

PROJECT ENGINEER 21

Project Engineer
Will be is responsible for providing
all of the material, labor, equipment
(such as engineering vehicles and
tools) and services necessary for the
construction of the project.

21
22

Schedule Engineer involves thorough study of the sequence

and timing of the integration of the different components of the
project.

Estimators involves assigning cost to determine the total cost

of the project.

Site Engineer involves the project manage seing to it that all

task are being assigned. It is equally important to ensure that
there is no overlapping/sharing of functions
