Unit-01-Maintenance
1. Maintenance: it is combination of action of actions carried out to
retain an items/machine/sytem etc., in order to restore it to an
acceptable working condition.

2. Purpose: The purpose of maintenace is increase the system


availbility. The term maintenace covers following aspects.
a) Inspection of item/plant/system b. Repair of the defect if any
b) Repair of defects if any
c) Minor modification in order to reduce maintenance efforts.
Objective of Hotel Maintenance
• To achieve minimum breakdown & to keep the plant/ machine in good working
condition at the lowest possible cost.
• Machine & other equipments should be kept in such a condition which permits them
to be used at their optimum capacity without any intrruptions or hindrance.
• To ensure the availability of machines, buildings & services reuired by the customer.
• To ensure the safty of the guests/employees of the hotel

Department

• Keeping engineering facilities in optimal operating conditions is vital for the


business of a hotel.
• Non – availability of a facility reduces the revenue and loss of future business
potential.
• The maintenance department aims at keeping all the engineering facilities in the
best operating condition.
• It also ensure the safety of all staff and guests within the boundaries of
establishment.
• The department also helps in the up gradation of technology.
• It is not wrong to refer to it as the Engineering department
• To protect the integrity of the building through maintenance of
buildings, structure (including walls, ceilings and floors),
airconditings, heating and cooling systems, water and sewage
facilities, furniture fixtures and equipments, electricity, space
management, procurement etc.
• It is huge responsibility for any hotel and having the right team in
place to ensure that things run smoothly.
Preventive and breakdown maintenance
• Preventive Maintenance: it is based on the principle that the
continuous functioning of certain equipment & system components is
essential to the habitability & productive process of a building.
• Involves taking the necessary precautions and actions to prevent
accidents or equipment failures from occurring before they happen
• Breakdown Maintenance: Breakdown maintenance is maintenance
performed on equipment that has broken down and is unusable.
