were held, involving property owners, commercial brokers,
and citizens. The purpose was to gather insights and
perspectives on potential alley retrofitting and redesigning
efforts.

The findings suggest significant potential for retrofitting and


redesigning certain alleys in the downtown area.
The study's initial phase involved researching how other cities have
utilized alleys and conducting focus group meetings with property
owners, commercial brokers, and citizens. This research revealed
potential for retrofitting and redesigning downtown alleys. The firm
plans to engage property owners along these alleys to explore
opportunities for commercial uses. Using zoning as a concept for
alley revitalization could involve implementing mixed-use zoning,
encouraging adaptive reuse, prioritizing pedestrian accessibility,
incorporating green spaces, considering historic preservation, and
engaging the community in the zoning process. This approach aims
to create vibrant, pedestrian-friendly spaces that enhance the urban
environment in Barangay Balud, Calbayog City.

take advantage of these spaces and add a new layer of urban
life to our city.
