Sublease Agreement

This agreement is made for the sublease of an apartment between the Tenants, Peter
Sun, Jiwon Son, Ayush Mudgal, and Ningwei Zhao, and the Subtenant, Justin Nguyen,
made on June 5, 2013. The apartment is located at 2520 Regent Street, Berkeley CA
94704, Unit #8.
The subleased premise is to be used for residential purposes only.
Subtenant will take possession on June 7th, 2013 and vacate the premises by August
22nd, 2013.
Subtenant will pay Tenant the sum of $900 per month for the period from June 7 th to
August 7th (2 months).
After August 7th, Subtenant will be charged a prorated rent of $30 per day.
Rent is to be paid by check, money order, or wired to Ningwei Zhao.
A security deposit of $300 shall be paid by Subtenant to Tenant. Upon expiration of this
agreement, Tenant will examine the condition of the premises. Any damage to the
premises (beyond normal wear and tear) caused by Subtenant, or nonpayment of rent,
will be deducted from the amount of security deposit to be returned to Subtenant within
two weeks of the expiration of this agreement.
Subtenant also agrees to split cost of utilities and internet with two Tenants, Jiwon
(David) Son and Ayush Mudgal for the duration of the sublease.
