Reds at home
Tuesday night

Returning home from

the Buffalo Wild Wings
Tournament in Billings held
over this past weekend, the
Glasgow Reds American
Legion boys will be hosting
Glendive Tuesday with the
first game at 5:30.
The Reds, now 12-8
overall, are riding a threegame win streak. They
opened the tourney in
Billings with a loss to the
Billings Halos 8-4, followed
by a 6-6 tie with Idaho Falls.
Then they whipped up on
Powell, WY 14-1, got past
the Billings Blue Jays 4-0, and
won over Gillette, WY 12-6.

The Reds will be looking
for revenge tomorrow as the
Blue Devils swept them last
week, 3-0 & 3-2.

This
international
event was founded in
2001 to connect the global
sailing community in a
fun, creative, multifaceted,
multi-location
sailing
celebration. Every year,
Summer Sailstice connects
more than 19,000 sailors all
over the worldcruisers,
racers and recreational
to celebrate and showcase
life under sail. The event
has expanded to include
participants from Asia,

across the Americas and

Europe. 2014 saw the
largest Summer Sailstice
celebration yet with sailors
in all 50 US states and over
40 countries participating.
The Fort Peck Lake
Sailing Club will be
joining together with
sailors everywhere who will
be sailing on the weekend
of June 20th, the weekend
closest to the summer
solstice. The Fort Peck Lake
Sailing Club will celebrate

by hosting a fun afternoon

of free sailing at the Fort
Peck Marina, by inviting
current or prospective
sailors down to their docks
to get on the water under
sail or to contribute by
demonstrating the best of
the sailing world.

Letter to the Buzz

Summarized Conversations (NVCCA

Meetings), Facts, Opinion, Questions
1. The previous meeting of a few of the 106 condo
owners (North Valley County Condo Assoc. is not legally
recognized) was chaired by Mary Henry. The first meeting
5 people showed up with Dan Dale, Mary Baker, and Sharon
Clark absent. The recent meeting of June 12th had 5 people
showing up- Mary Henry, Nick Chiechi, Mr. and Mrs.
Puchalla, and Bill Silver. No Investor/Developers attended!
Is it because as has been said many times over by Judges
and mentioned in current lawsuits, that NVCCA is not a
legal Condominium entity and nobody has legal power to
conduct business or decide anything?
2. The State involuntarily dissolved NVCCA for failing to
file annually, hold meetings, and pay taxes. Shouldnt some
folks get an Attorney and become familiar with Condo Law?
3. With large unit owners not attending, does that indicate
that some are giving up and hauling out? Can it be that
theyre behind in their bills preventing proposed NVCCA
from filing a Declaration and operating legally? A Condo
Declaration cannot be filed until ALL bills are paid.
4. LEGAL- Present and future actions are legally
questionable. Are quiet title and townhome conversions
legally attainable? All legal issues must be sorted out and
satisfied which requires MONEY and ATTORNEYS. The
big question is WHO will PAY?
5. MEETING- of June 12th summarized- Mary Henry
called the meeting to order and stated that No quorum
present, Mary read the Agenda as follows:
A. Reviewed an Architectural Request
B. Read statements from volunteer board members
(previously said to have been voted in)
C. Closing remarks from the board (rhetoric without
results)
D. Meeting adjourned
E. Statement at bottom of Agenda: Tonight there will be
no open discussion, if you have any questions or concerns
please put them in writing and give them to one of the
board members. Is that nerve and a bunch of horse pucky
coming out of a non-legal entity and folks with no legal
power? So what is their purpose?
CONVERSATION: Mary Henry stated that she, Dan Dale,
and Mary Baker met last week. The subject of ownership came
up, I stated that 100% of the unit owners must give written
approval to remove a unit from an Association of percentage
unit owners. Mary said the voluntary board will seek legal
council in dealing with 3 adversarial lawsuits and go forth.
Leonard Puchalla asked, Why do we need an Association?
How many units do you own Mary and what do you wish
to gain? He added, What is your Business Plan? I said:
Outstanding Questions! Mary answered with good intent

and said that a Business Plan is forthcoming. I responded that

a Business Plan is the first thing that should have been done.
CHIECHI- Facts/Questions: I stated that Bill Silver has spent
over $150,000 on his duplex, my wife and I have spent between
$75,000- $80,000 in the purchase and repairs of our duplex,
and my neighbors the Puchallas certainly have spent quite a
bit re-furbishing their duplex. How would it be equitable for
some in NVCCA to pay the same dues to fix other members
junk units after large Out of Pocket repairs have been made?
If SMCA (239 units) has an annual dues income of $270,000$300,000 of which they pay $130,000 annually for the
required Insurance plus ALL OTHER expenses.....then what
would the potential NVCCA Condo Association (106 units)
have to charge the members in monthly dues and Special
Assessments (and Fines) to generate enough revenue to cover
Insurance, Repairs, and Attorney fees? Would those dues be
equitable for folks that have already spent out of pocket large
to repair their units?
DOCUMENTS- The original NVCCA Bylaws state that each
owner shall be obligated to comply with the By-Laws and the
Condominium Declaration. The NVCCA Declaration filed
in 2001 states on P. 13 No owner may exempt himself from
liability for CONTRIBUTION toward common expenses.
Then on P. 14 it goes on to say All assessments shall be fixed
by resolution of the BOARD of DIRECTORS, notice of the
assessment, whether REGULAR or SPECIAL, for expenditures
and operation shall be served on ALL Unit Owners,. (What
then follows, liens and foreclosures as in past years)
6. QUESTION- Should bill paying unit owners of NVCCA
who have repaired their own units out of pocket, be made to
pay the legal fees and repair of other members junk units?
7. LAWSUIT- SMCA (St. Marie Condo Assoc.) is currently
suing NVCCA (North Valley County Condo Assoc.) seeking
Rule 11 Sanctions and request for Attorney Fees. WTF,
why the fuss, because I was the only one served! ....not Dan
Dale, Mary Henry, or the so called Investor/Developers,
just me! What is the focus or reason of this action? I gave
the Summons to my most capable, intelligent, and highly
regarded Attorney in the State of Montana. Hes a gentleman
and works by the Code of Judicial Justice! So I fear not.
~ Nick Chiechi- Due Diligence (Investigation/

Disclosure of a Business or Person)
