Part 1: General instructions.

1.1 The tenant shall keep the premises clean, and shall repair damage caused by a wilful or
negligent act of the tenant or of a person whom the tenant permits on the premises.

1.2 The tenant shall use the residential premises for residential purposes only and will not
carry on, or permit to be carried on in the residential premises, any trade or business without
the written consent of the landlord.

1.3 Before moving into the house, the tenant is responsible for depositing an amount equal to
one months monthly rent as a security deposit. This security deposit can be used to pay
the last months rent prior to move out. The claim the security deposit will be revoked if the
tenant left within 6 months.

1.4 The tenant must pay the monthly rent within first 10 days of the month by cash or in
the provided bank account.

1.5 The tenants have to pay the electricity bill monthly.

1.6 The tenant must provide permanent address and identity proof before moving in.
