DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

That I ALTHEA E. MASAYA, of legal age, married, Filipino, with postal address at Brgy. New Mabuhay, Dinagat, Dinagat Islands
herein after called as the VENDOR: likewise PHIL COREE M. EDERA also of legal age, Filipino, married, and resident of Brgy.
Mauswagon, Dinagat, Dinagat Islands herein after called as the VENDEE.
WITNESSETH:
That the VENDOR, ALTHEA E. MASAYA is the registered and absolute owner of a parcel of Coco land with improvements,
situated at Brgy. New Mabuhay, Dinagat, Dinagat Islands; covered by TCT No. 3688 with an area of 1.1260 ha. ; bounded as follows;
North; DELFIN CALIBO; South; SEA; East; VICENTE RAM; West; FRANCISCO SESNORIO; with an assessed value of P 5, 630.00; . Issued
by Register of Deeds of Surigao City, Surigao del Norte.

Beginning at a point marked “1” of Lot No. 2812-B,of Bsd-7095, being S. 53-20’ E., 652.68 m. from V.R, then S. 13-30’ E.,
257.14 m to point 2; S. 2-30’ E., 505.58m to point 3; S. 28-25’ W., 427.88 m to point 4; S. 83-06’ W., 801.26 m to point 5 N., 1-48’ E.,
288.60 m to point 6; N. 45-12’ E., 496.49 m to point 7; N. 45-12’ E. 552. 09 m to point 1, point of beginning; containing an area of ONE
AND ONE THOUSAND TWO HUNDRED SIXTY ( 1.1260) HECTARES.

That, for and in consideration of the sum of ONE MILLION SIX HUNDRED EIGHTY NINE THOUSAND PESOS ONLY (Php 1,
869,000.00) Philippine Currency, to me in hand paid by the Vendee, the receipt thereof is hereby acknowledged for my entire
satisfaction from the VENDOR do hereby SELL, CEDE, TRANSFER and CONVEY unto said vendee, his heirs, assigns, successors and
administrators the abovementioned parcel of land together with all improvements found thereon, free from all liens and
encumbrances.

That the VENDEE hereby accept this DEED OF ABSOLUTE SALE in my favor and agree to all terms and conditions provided
herein.

d. That the name of the buyer need to be registered by the authorized agent.
e. The 5% commission of the authorized agent shall be released simultaneous to the payment of the buyer of the total
consideration or consideration for any matter.
f. That if there will be a buyer interested to buy the property directly dealing with the undersigned, the authorized agent will
be informed accordingly.

By accepting this Authority to Sell, you hereby commit to use all your sales efforts towards effecting the sale/lease of the property
