SITE PLANNING PROCESS
PROPOSED saoit sport complex and saoit public
park

SITUATIONAL ANALYSIS
In recent news ilocos, norte is active at sports and many
athletes pursuing to practice, but it is not enough facilities/
equipment to practice and play the sports games.
The site is on the saoit burgos ilocos norte and its to far from the
sports facilities/complex, courts
And most of the athletes need to travel from ilocos, norte to the
manila to compete with other athletes
Swot analysis

-energy efficient

-nice and beautiful site
-fresh air
-can hold big events, sports games
WEAKNESESS
Far from the cities
-source of materials
OPPORTUNITIES
-Giving a job for people
- motivating the athletes to play/practice

-limited public transportation

GOAL SETTING
-Target income will be based on the events to come and also for
the commercial space, lodging house, and a park with
commercials.
-Target user will be the athletes, spectators.
To design a sports complex that can take the needs of the
athletes and also the needs of the spectator and to design the
interior with comfort and functional spaces.

POLICY STRATEGY FORMALATION


THE DESIGN WILL MUST BE BP344, AND APPLYING THE BUILDING CODES
AND EXTEND THE LIMITS OF THE REQUIREMENTS, THE STRATEGY is to
have a good circulation and have a comfortable space for the seating area,
and have enough space to handle number of spectator at the ticketing area/
lobby.

Follow the rules and regulation of city/municipality

PROGRAM/PROJECT IDENTIFICATION
The project is in saoit, burgos ilocos norte
The proposed project can hold 6000 spectator for the track and
field, and for the stadium can hold 2500 spectator.

INVESTMENT PROGRAMMING
Phasing ,financing ,investor , terms ,mode of payment

Phasing
Plans to finish works per day.
The funding will be based on the government of the ilocos norte

BUDGETING – refers to the government budget, sample about 100


million to build this project it will manage the materials cost, estimated
cost of materials, cost of the lot, taxes, labors. Professional fee,s other
expenses.

IMPLEMENTATION & MONITORING


Let’s say that the project is started to construct

Need to implement it will begin preparing drawings, notes, and technical


specifications necessary for bidding, construction, and permit application to
submit to building official and send a copy to the contactor to start
construct a project.

For monitoring this where they monitor the the sites if there’s unsafety
equipment/hazard places to secured the safety of workers, and checking the
list of equipment, testing / conditions report of the equipment.

EVALUATION
Sample that the project cost about 98 million , and for that part the
coa(commission of audit in the Philippines) will analyze and make an report
if the cost was correct, no overprice, and they analyze why it cost of
98million, so as I think in this phase the coa will analyze the documents of
bill of materials ,taxes , professional fees, and other fees that is for the
projects, and if there’s no opposed in project, the proposed project can start
to open.

2. SITE SELECTION AND ANALYSIS – the selection of the site is


good because its too far from the other sports facilities and the analysis will shown
in site analysis

3.ORGANIZING CIRCULATION
the circulation is will shown in the site development plan, my idea is to have sports
complex that is one building but separate ticketing area, and having an lodging
house it must be near the road, if there is no event the lodging house still can
functions, also for the public parks the idea of public park is separate from the
sports complex building and the access to the sports complex from the park is
prohibited if you don’t have permission to enter if there’s no events. It must have a
security, the commercial building must have access on the road to be still functions
even there is no event and for the material recovery facility is must far from the
public and still access on the road for better circulations.

4.DEVELOPING VISUAL FORMS AND MATERIAL


CONCEPTS
The concept is dragon fruit you , see it on the 4 last pictures of my plates.

Why ? dragon fruit, in the burgos, ilocos, norte I find what is popular, I have seen
that the dragon fruit in the ilocos is popular products and I try to draw the half of
dragon fruit, and it will look like a track and field an oval shape.

SITE ANALYSIS

Geographical condition
ILOCOS NORTE
According on the article the Ilocos Norte is covers a total area
of 3,467.89 square kilometres (1,338.96 sq mi) occupying the
northern tip of the Ilocos Region in Luzon. The province is
bordered by Cagayan to the extreme northeast, Apayao to
the east, and Abra to the southeast, Ilocos Sur to the
southwest, the South China Sea to the west, and the Luzon
Strait to the north.
Ilocos Norte contains a mix of varied natural landscapes from
high mountains, white sand beaches, rockformations, sand
dunes, valleys, lowlands, midlands, river and lakesides, as
well as urban areas such as in major urban centers of Laoag
City, Batac City, and San Nicolas. Among the numerous
rivers in the province, major river bodies include the Laoag
(Padsan) River, Badoc River, Mayudapas River, Tamdagan
River, Bolo River, Quiaoit River, and the Bacarra-Vintar River,
in which all inland riverways total to 213 kilometers. Paoay
Lake is the province’s largest lake at 470 hectares in area
According to the 2007 Census, the population of Ilocos Norte totals to 547,284 persons, with
about 20% of the provincial population residing in Laoag City. There are numerous educational
institutions such as universities/colleges, 358 primary and 74 secondary schools in the province.
In terms of housing, most residences are composed of single-type dwellings, followed by
duplex-type dwellings. Security backlog such as the lack of police enforcers is perhaps the most
relevant social constraint in the development of Ilocos Norte, which is common in other
provinces as well. Although low, there is still evidence of a small population of Metro Ilocos that
do not have adequate toilet facilities such as chambered septic tanks.
Although Ilocos Norte seems to be an agricultural province from its abundant resources,
agriculture appears to be only the second most profitable industry in the province. Almost one
third of families get their income from agriculture, while 61% of families earn from small-scale
businesses such as grocery stores, restaurants, and private lots for lease. About 9% of family
income in the province is earned from the services sector such as wholesale, retail,
transportation, and communication services. Services accounts as the third largest sector in the
province.

Topography
Burgos is bounded to the north by South China Sea; Bangui
in the east and in the south, Pasuquin and Vintar. It has a
total land area of 49.77 sq mi. It is situated in the north coast
of Ilocos Norte. Burgos has the largest wind farm in the
Philippines.

TOURISM
Tourism Industry Analysis
According to the World Tourism Organization, the Philippines ranks the 14th most visited
destination in Asia and the Pacific with a 1.7% share of tourist visitation in the region. On a
smaller scale, Ilocos Norte ranks 12th on the country’s most visited destination with 81,724
January to May visitation numbers. The province, however, has a -7.52% tourism growth rate,
one of two destinations displaying declining growth as identified in Table 1. This slump is
possibly attributed to the designation of Central Philippines as the focus of tourism in the
country according to former President Arroyo’s Mega-Regions. Although the tourism growth rate
is negative, visitor numbers are steadily increasing from 164,746 in 2005 to 192,654 in 2009.
