RENT AGREEMENT

Tejinder Singh S/o Arjun Singh Marya, and Bhawna Marya W/o Tejinder Marya, residing at

House No 422, Marya Street Tohana Haryana …. First

Party

And

M/s LifeAid Pharma, S.C.O 1, Tohana Shopping Complex, Near Link Old Tehsil Road,

at the corner of Shiva Gali, Tohana, Haryana through its proprietor Pawan Marya S/o Tejinder

Singh residing at House No 422, Marya Street Tohana Haryana ….Second Party

That the first party is the owner of the shop situated at S.C.O 1, Tohana Shopping Complex,

Near Link Old Tehsil Road, at the corner of Shiva Gali, Tohana, Haryana.

The shop directions are as under-

North: Property of first party.

South: Shiva Gali Tohana.

East: Link Road Old Tehsil Road.

West: Existing Vacant Plot.

Now the 1st party has rented the above-mentioned shop to the Second party for five years i.e

from 01-02-2020 to 01-02-2025 on the undernoted terms and conditions: -

1. That the rent agreement is initially for the period of 5 years with effect from 01-02-2020

and may be renewed from time to time with mutual consent of both parties.

2. That the rent payable by the second party to the first party in respect of the said

premises, shall be Rs. 500 /- (Five Hundred only) per month which is payable on or

before the 5th of every month.

3. That the rent of the above said premises will be increased @10% per annum.

4. That the second party “Tanant” will undertake Retail Sale & Whole Sale of Drugs /

Medicines in the mentioned premises.

5. That the corporation Property tax, water & sewerage tax and all other tax related to the

said premises are to be paid by the second party.

6. That the fittings and fixtures in the shop premises are in good condition and the second

party will return the same to the first party in good condition excepting normal wear and

tear before vacating the shop premises and actual cost of damages if any, shall be

reimbursable by the tenant to the shop owner.

7. That the second party has agreed to ensure “minimum stay” for a period of six months.

The second party has agreed to give advance two months notice before vacating the

shop. In case of shorter notice, the second party has agreed to pay two months’ rent to

the first party. The first party has agreed to give two months’ notice to the second party

which period does not consider the “minimum stay” period clause.

8. That the second party shall not sublease or sublet either the entire or any part of the

tenanted Shop premises. The tenanted shop premises shall be used only for living

purpose of the tenant and his family not for any other commercial or illegal purposes.

9. That the second party has agreed to keep the shop premises clean and in hygienic

condition including the surrounding areas and the tenant has agreed not to do any action

that would cause permanent / structural damages / changes without obtaining prior

consent from the first party on impact and costs.

10. That the first party shall be at liberty to inspect to the shop premises by himself and or by

any other authorized person(s) as and when necessary.

11. That the second party has agreed to hand over main shutter keys (1 No.), tube lights

and the bulbs with fittings to the first party at the time of vacating the shop.

12. That If the second party does not vacate the possession on execution of this deed by the

first party, in that position all the court expenses will be paid by the Second party.

IN WITNESS WHERE OF, both the parties have put their hands and signed on the day month

and year above written.
