INTRODUCTION
Land use refer to the activity, economic purpose, intended use, and management strategy
placed on the land cover types by humans or land manager. Land use is an important
principle in the design of development. Generally, the main purpose of land use analysis is to
identify the characteristics of the study area. Therefore, study of land use is very important to
develop the strategic of the area and produce future land use requirements. There are many
activities that can take place on the land include housing, commercial, industrial, agricultural,
education and so on.
GOAL
The goal of study is recognize the special role of the natural environment, historic landscapes,
and traditional land use patterns combine to make the Bukit Larut as a distinctly scenic place
that tourism can visit.
OBJECTIVES
SCOPE
There are many types of land use which is residential, commercial, industrial, institution,
recreational and agricultural.
Residential areas is a land used where housing dominates, compared to industrial and
commercial areas. Residential land uses can involve single family dwelling in large or small
lots or aggregations of multiple unit dwelling of various sorts. The most intensive residential
land uses are associated with cluster of apartment buildings which can support the massive
population density.
Institution is defined as land uses developed which serve a community social, educational,
health, cultural and recreational needs. Institutional land uses are mostly associated with land
that occupied by public building such as school, university, government office buildings, art
galleries and museums. This facilities is usually located in urban or suburban areas. The
business land uses are rather in many respect and mostly associated with land that allocated
to retail facilities of various types and with office building.
RECREATIONAL LAND USE
Recreational land is used for human pleasure. This mostly include parks, sports ground,
playgrounds, camping sites and the sites of activities that are not essential to life but a
pleasurable.
LAND AVAILABILITY
There are many land availability which is new development, redevelopment, conservation
and preservation.
New development
Development process for new products or services. This type of development is set as a
preliminary step in product or service development. It involves a step in the protocol that
must be completed before introducing the product to the market. The development of new
products is important for any business that must compete with market trends and changes.
Develop an items to compete with certain products, services or improve products that have
been set up for new product development.
Redevelopment
Improvement made by land developer which is erecting building facilities and structures that
follow site improvements by local government.
Conservation
Exploitation, improvement and protection of human and natural resources in a wise, manner,
ensuring the highest derivation of their highest economic and social benefits in a continuing
or long term basis. Conservation is achieved long term basis.
Preservation
Conservation development also known as conservation design that controlled growth land use
development that adopts the principle of allowing limited sustainable development while
protecting the environment’s natural features indefinitely which is preserving landscape, open
space, protecting habitat for wildlife and maintaining the character of rural communities.
INTRODUCTION
Based on the analysis, land use sector is the human use of territory for residential,
economic, recreational, conservation and government purposes. It involves the management
and transformation of natural environment into a built environment such as placement and
natural habitats. Land-use planning means systematic assessment of physical, social and
economic factors in such a way as to encourage and assist land users in selecting options that
increase their productivity, sustain and meet the needs of the community. A successful
planning also involves a balanced mix of analysis of existing conditions and constraints,
broad public involvement, practical planning and design, and strategies that can be
implemented financially and politically to be implemented.
GOAL
The goal of this study is to create a comprehensive land use from the analysis of land
availability for eco-tourism at Bukit Larut.
OBJECTIVES
1. To identify the land ownership and land status of the study area.
2. To determine the land availability of the study area.
3. To provide the suitable recreation activities that can be proposed on the study area.
SCOPES
1. To observe the existing land use on the study area.
2. To identify the government or private owned land on the study area.
3. To determine the potential and constraint of the available land that can be developed.
