Sir,

The Architect has submitted the amended plans proposing additional floors from 3rd to 10th by utilizing
additional FSI on payment of premium + Fungible Compensatory Area + claiming staircase, lift, lift lobby area
free of FSI by charging premium and has requested to grant the approval for the concessions involved in the
proposal.

The Architect vide his letter dated 07.01.2019 attached in the additional documents has stated that the
proposed 18.30 mt. wide road is abutting to the plot on north west corner however, the existing width upto a
length of 130 mt. is having avg. width of 9.75 mt. (ranging from 9.20 mt. to 10.30 mt.) and thereafter the width
is 13.60 mt. wide & also enclosed the sketch to support his representation.EE(BP)ES needs to ensure the above
facts before approval of plans.

Depth of service duct needs to be restricted to 1.2 m with min imum 50% void. Electrical duct abutting to
habitable area needs to becounted in FSI.

As regards Sr. No. 3 of 4C, the offsetting of amenity as per regulation 14(A) with the BUA handed over as a
welfare centre can not be given as per clarification issued by UDD dated 18.06.2019. As such premium for the
entire area of 461.37 sq m needs to be insisted subject to verification by the EE(BP)ES regarding non
availability of space within the layout for the provision of said amenity as per regulation 14(A).This is being
transitional case the same is being submitted for the consideration of Hon.MC.

Hon.M.C.‘s consideration & in principle approval is requested to Sr. No. 1 & 2 of 4C as recommended by EE
(BP)ES & approval is also requested to the underlined portion above subject to compliance of above
observations & subject to verification of plot area, FSI etc. before approval of plans.
