KNOW ALL MEN BY THESE PRESENTS:

This EXTRA-JUDICIAL SETTLEMENT OF THE ESTATE OF THE LATE ARMANDO F.


DEANG WITH WAIVER AND ASSIGNMENT is made and executed by and among:

PATROCINIO T. DEANG, of legal age, widow, Filipino and a resident of 16-3


Josefina Drive, Villa Teresa, Angeles City;

EMMANUEL T. DEANG, of legal age, married, a resident of16-3 Josefina Drive,


Villa Teresa, Angeles City, and herein represented by MARIA GISELA D. CONTRERAS as
per Special Power of Attorney hereto attached as Annex "A" and made an integral part
hereof;

ANNABELLE D. CABE, of legal age, married, a resident of16-3 Josefina Drive,


Villa Teresa, Angeles City, and herein represented by MARIA GISELA D. CONTRERAS as
per Special Power of Attorney hereto attached as Annex "B" and made an integral part
hereof;

MA. ZENAIDA D. LIMJOCO, of legal age, married, Filipino and a resident of


1921 Josefina Drive, Villa Teresa, Angeles City;

ARMANDO T. DEANG, JR., of legal age, married, Filipino and a resident of No.
28-2 Sunset Drive, Carmenville Subd., Angeles City;

JOSEPH JOHN T. DEANG, of legal age, married, Filipino and a resident of 1238
Miranda St., Angeles City;

NOEL BENJAMIN T. DEANG, of legal age, married, Filipino and a resident of16-
3 Josefina Drive, Villa Teresa, Angeles City;

MARIA GISELA D. CONTRERAS, of legal age, married, Filipino and a resident of


16-3 Josefina Drive, Villa Teresa, Angeles City; and

THOMAS JOHN T. DEANG, of legal age, married, Filipino and a resident of16-3
Josefina Drive, Villa Teresa, Angeles City;

-witnesseth-

1. That PATROCINIO T. DEANG is the surviving widow of the deceased


ARMANDO F. DEANG who died on June 29, 2002 at Quezon City and EMMANUEL T.
DEANG, ANNABELLE D. CABE, MA. ZENAIDA D. LIMJOCO, ARMANDO T. DEANG,
JR., JOSEPH JOHN T. DEANG, NOEL BENJAMIN T. DEANG, MARIA GISELA D.
CONTRERAS, and THOMAS JOHN T. DEANG are their surviving children;

2. That at the time of his death, the said deceased left the following real
properties with all improvements found thereon:

“A parcel of land (Lot 2, Blk. S-106 of Diliman Estate Subdn. plan


Psd-7365-B being a portion of Lot P.P. 3-B-1 of plan Psd-7365, C.L.R.O
Rec. No. 7681) situated in the Dist. of Diliman, Quezon City. x x x
containing an area of THREE HUNDRED SIXTY (360.) SQ. M. more or
less.”

of Limay, Province of Bataan. x x x containing an area of TWO THOUSAND
FIVE HUNDRED FIFTY FOUR (2,554) SQUARE METERS, more or less.”

HUNDRED FIFTY (450) SQUARE METERS, more or less.”

Luzon. x x x containing an area of THREE THOUSAND ONE HUNDRED
SEVENTEEN (3,117) SQUARE METERS, more or less.”

Province of Pampanga, Island of Luzon. x x x containing an area of EIGHT
HUNDRED FIFTY NINE (859) SQUARE METERS, more or less.”

Angeles, Province of Pampanga, Island of Luzon. x x x containing an area
of EIGHT HUNDRED FIFTY EIGHT (858) SQUARE METERS, more or less.”

Psd-91390, sheet 2, being a portion of Lot 647, Angeles Cudastre, LRC
(GLRC) Cad. No.1) situated in the Barrio of Malabuñas, Municipality of
Angeles, Province of Pampanga, Island of Luzon. x x x containing an area
of SEVEN HUNDRED FIFTY TWO (752) SQUARE METERS, more or less.”

Transfer Certificate of Title No. -RT-61416 (190190)

“A parcel of land (Lot No. 7, Block 599 of the subdivision plan Psd-
38199, being a portion of Lot 4-B-11-V-2-A of the subdivision plan Psd-
31305 G.L.R.C. Record No. 7681), situated in the Quezon City. x x x
containing an area of SIX HUNDRED TWENTY NINE SQUARE METERS AND
NINETY SQUARE DECIMETERS (629.9) more or less.”

3. That there is no pending testate or intestate proceedings involving the


aforesaid real properties left by the deceased;

4. That to the best of the knowledge of the above-named parties, the


deceased left no will and no debts;

5. That the above-named parties being the surviving heirs of the deceased,
all of legal ages and with full civil capacity to contract have agreed, as they hereby
agree, to adjudicate the aforesaid real properties with all improvements found thereon
unto themselves in equal shares pro indiviso;

6. That PATROCINIO T. DEANG does hereby voluntarily, absolutely and
gratuitously transfer and convey, by way of waiver, all her shares, rights, participation
and interest, including her conjugal shares, in all of the aforesaid real properties and
their improvements in favor of their above-named children;

7. That this extra-judicial settlement of estate shall be published in a


newspaper of general circulation in accordance with law.

persons who executed the foregoing document and they acknowledged to me that the
same is their free and voluntary act and deed.

The foregoing document is an Extra-Judicial Settlement of the Estate of the late


Armando F. Deang consisting of 5 pages including this page on which this
acknowledgment is set forth, signed by the parties and their witnesses on each and
every page and sealed with my notarial seal.
