DEED OF REAL ESTATE MORTGAGE

KNOW ALL MEN BY THESE PRESENTS:

This Mortgage, executed by FLORENCIA ARRANZ, of legal age, widow, Filipino

citizen and a resident of Brgy. V, Vigan City, Ilocos Sur, hereinafter called as the
MORTGAGOR: in favor of

MARIA ROSARIO CENTENO TABING, likewise of legal age, Filipino citizen and
a resident of Capangpangan, Vigan City, Ilocos Sur, hereinafter called as the
MORTGAGEE;

WITNESSSETH:

That for and in consideration of the loan of FORTY THOUSAND PESOS

(Php40,000.00) Philippine Currency, which the Mortgagor have obtained from the
Mortgagee, and to secure the payment of the same, the Mortgagor hereby transfers
and conveys by way of Mortgage unto the Mortgagee, her heirs, assigns and
successors-in-interest, a certain parcel of land with improvements which is more
particularly described as follows:

“A parcel of land, located at Camangaan, Vigan City, Ilocos Sur. Containing an

area of TWO HUNDRED FIFTY THREE (253) square meters, described under Katibayan
ng Orihinal na Titulo Blg.P-40957.”

Of which loan the MORTGAGOR promises to pay within two (2) months or on or
before April 30, 2021;

That in case the MORTGAGOR fails to pay the said loan on or before April 30,
2021, the mortgagee shall have the absolute right to foreclose the mortgaged property
in a manner provided by law;

IN WITNESS WHEREOF, WE have hereunto set our hands this ___ day of
