DEED OF REAL ESTATE MORTGAGE

KNOW ALL MEN BY THESE PRESENTS:

This REAL ESTATE MORTGAGE, DIVINA LAVILLA BAUTISTA,


Filipino, of legal age, single, with residence address at Blk 8 Lot 7 Joanna
Executive Apartment, Batasan Hills, Quezon City, Metro Manila,
hereinafter called the MORTGAGOR, in favor of CHELO CORDERO ENDO,
Filipino, of legal age, married, with residence address at Blk 7 Lot 5 Dona
Ana Subdivision, Batasan Hills, Quezon City, Metro Manila, hereinafter
called the MORTGAGEE, witnesseth:

That the MORTGAGOR is a beneficiary of a property located at Blk


8 Lot 7 Joanna Executive Apartment, Batasan Hills, Quezon City, Metro
Manila, under PAG-IBIG HDMF with Property ID No. 8008617816.

That the MORTGAGOR is indebted to the MORTGAGEE in the


principal sum of ONE MILLION FIVE HUNDRED SIXTY-SEVEN THOUSAND
SEVEN HUNDRED FIFTY-NINE AND 04/100 (Php1, 567,759.04), Philippine
currency, under and by virtue of thirteen (13) Promissory Notes
(“Notes”) attached herewith and made integral parts hereof as Annexes
“A, B, C, D, E, F, G, H, I, J, K, L, and M”.

That the MORTGAGOR has agreed to secure the payment of the


Notes to the MORTGAGEE by means of a good and valid mortgage upon
the property herein described above.

That the condition of this REAL ESTATE MORTGAGE is such that if


the said MORTGAGOR, his heirs, executors, or administrators shall well
and truly perform the full obligation as stated in said promissory notes,
then this REAL ESTATE MORTGAGE shall be null and void, otherwise it
shall remain in full force and effect and shall be enforceable in the
manner provided for by law.

NOW, THEREFORE, for and in consideration of the foregoing


premises and as security for payment of the aforesaid obligation, the
MORTGAGOR has transferred and conveyed, and by these presents
transfer and convey by way of MORTGAGE, unto the MORTGAGEE, hi/her
heirs, successors or assigns the aforesaid property.
IN WITNESS WHEREOF, the MORTGAGOR has hereunto set his
hand, this ____ day of ______________, in Quezon City, Metro Manila,
Philippines.

AFFIDAVIT OF GOOD FAITH

WE, the undersigned MORTGAGOR and MORTGAGE, severally

swear that the foregoing real estate mortgage is made and executed for

the purpose of securing the obligation specified therein, and for no other

purpose, and that the same is a just and valid obligation, and one not

entered into for the purpose of fraud.
