DEED OF SALE OF A PORTION OF A REGISTERED LAND

KNOW ALL MEN BY THESE PRESENTS:

I, MANUELA CAPAPAS LAYDAN, Filipino, of legal age, widow and a

resident of Barangay Dampalan, Sergio Osmeňa Sr., Zamboanga del Norte,

WITNESSETH

That I am the lawful owner and lawful possessor of a certain parcel of land,
containing an area of Seven Thousand Seventy Eight Square Meters ( 7,078
square meter) per EXTRAJUDICIAL SETTLEMENT OF THE ESTATES OF
CRISTETO CAPAPAS AND TARCELA LIGAN WITH SIMULTANEOUS SALE,
denominated as Doc. No. 386, Page No. 79, Book No. I, Series of 2021 of the
Notarial Register of the undersigned Notary Public. The said parcel of land is
located in Barangay Dampalan, Sergio Osmeňa Sr., Zamboanga del Norte and is a
portion of a parcel of land which in its entirety is more particularly described as
follows;

“A parcel of land known as Lot No. 3922, Pls-578 with an area of Thirty
Two Thousand Five Hundred and Seventy Eight (32,578) square meters situated
in Barangay Dampalan, Municipality of Sergio Osmeňa Sr., Province of
Zamboanga del Norte covered by Original Certificate of Title No. P-12140 and
bounded on the SW., along line 1-2 by Lot 3920, Pls-578; on the W., along 2-3, by
Lot 3913, Pls-578; on the N., along line 3-4, by Lot 3923, Pls-578; on the E.,
along line 4-5, by Lot 3925, Pls-578; on the SE., along line 5-6, by road; and on
the S., along lines 6-7 and 7-1, by Lot 3921, Pls-578.”

That, for and in consideration of the amount of TWENTY THOUSAND

PESOS (P 20,000), Philippine Currency, paid to me by Spouses DAVID S.
VILLAS and LEONIDA T. VILLAS, Filipinos, both of legal age and residents
of Barangay Dampalan, Sergio Osmeňa Sr., Zamboanga del Norte, I , the
VENDOR, do hereby SELL, TRANSFER, and FOREVER CONVEY unto
Spouses DAVID S. VILLAS and LEONIDA T. VILLAS, their assigns and
interest, a portion of my share in the above-described parcel of land, containing an
area of TWO HUNDRED THIRTY TWO SQUARE METERS (232 SQMS.)
more or less, denominated as LOT 3922-F in the Sketch Plan of Lot 3922, PLS-
578, duly prepared by Geodetic Engineer, Orlie O. Ponce, free from all liens and
encumbrances.

IN WITNESS WHEREOF, We have hereunto set our hands this 31 st Day of

January,2021, in Sergio Osmeňa, Zamboanga del Norte, Philippines.

 ACKNOWLEDGMENT RECEIPT

I, MANUELA CAPAPAS LAYDAN, Filipino, of legal age, widow and a

resident of Barangay Dampalan, Sergio Osmeňa Sr., Zamboanga del Norte, hereby
acknowledge the receipt of the sum of TWENTY THOUSAND PESOS (P
20,000), Philippine Currency, paid to me by Spouses DAVID S. VILLAS and
LEONIDA T. VILLAS, Filipinos, both of legal age and residents of Barangay
Dampalan, Sergio Osmeňa Sr., Zamboanga del Norte as payment for a portion of
the below-cited property which is part of my share in the said parcel of land,
containing an area of TWO HUNDRED THIRTY TWO SQUARE METERS
(232 SQMS.) more or less, denominated as LOT 3922-F in the Sketch Plan of Lot
3922, PLS-578, duly prepared by Geodetic Engineer, Orlie O. Ponce, free from all
liens and encumbrances. The entire parcel of land is more particularly described as
follows;

“A parcel of land known as Lot No. 3922, Pls-578 with an area of Thirty
Two Thousand Five Hundred and Seventy Eight (32,578) square meters situated
in Barangay Dampalan, Municipality of Sergio Osmeňa Sr., Province of
Zamboanga del Norte covered by Original Certificate of Title No. P-12140 and
bounded on the SW., along line 1-2 by Lot 3920, Pls-578; on the W., along 2-3, by
Lot 3913, Pls-578; on the N., along line 3-4, by Lot 3923, Pls-578; on the E.,
along line 4-5, by Lot 3925, Pls-578; on the SE., along line 5-6, by road; and on
the S., along lines 6-7 and 7-1, by Lot 3921, Pls-578.”

I hereby acknowledge that the said amount is the full consideration of the
sale of the said parcel of land.
