RENTALAGREEMENT

This rental agreement is made and executed/revised on this day of September 13th 2021 at
Bangalore, by and between ANAND SUBRAMANYA aged about 55 years, So
SUBRAMANYA KUNDAPUR, residing at no.81 savinilaya s" main road
Ganganagar,
R.T.Nagar post, Bangalore 560 032, hereinafter called the "OWNER" of the first part; and
Harshavardhan Reddy S......S/O Giriraja Reddy Post Dinni Via Jawahar Nagar Post Raichur
584102 Hereinaftersecond part called the "TENANT" of the part;
under the following terms and conditions.

The term owner and the tenant wherever the context so applies shall be mean to include their respective
heirs, executors, administrators, legal representatives and assigns.

ITISHEREBY AGREEDBETWEEN THE PARTIES AS FOLLOWS


1. That the duration of this agreement shall be fixed for a term of eleven (11) months, with
effect from 11-04-2021(11" April), and renewed thereafter with mutual consent. (afier eleven
months' rent increased by 5% of the present rent.)

2. That the rent of the schedule premises is fixed for a sum of Rs35000 (rupees Thirty Five
Thousand only) per month.

3. That the month of tenancy shall be as per calendar month.

4. That the tenant shall pay the electricity charges and water charges separate as on meter to
the concerned authority , Flat Maintains charges as per the discussion with the
Flatassociation time to time .

5. That the tenant shall pay the rent on or before 5" of every English calendar month. If the
tenant maker default in payment in payment of rent for two consecutive months, he/ she is
liable to be evicted from the schedule premises immediately on such a default.

6. That the tenants have paid an advance amount of Rs 1,00,000 (rupees one lakh only) by way
ofCheque..896416....(Citi Bank).. :..on this day to the owner as security deposit.
The above said amount will be refunded by the owner to the tenant at the time of vacating
premises and shall not carry any interest on it.

7. That the tenant shall not sublet or under the said premise or part of the schedule any
other person.

8. That the tenant shall keep the schedule premise in good and tenantable condition and
shall use the schedule premises only for Residential purposes

9. Usual upkeep and maintenance of the premises, fittings [taps, tiles washbasin and
other itemsJand installations there in shall be the responsibities of the tenant, if any
damage arises the amount will beDeducted by the owner in the advance amount at the
time of vacating the house.

10. That the owner shall have the right to vacate the tenant on breach of the
Conditions mentioned without the prejudice for his/her to realize all arrears of
Rents due.

11. That the tenant wants to vacate the schedule premises before the rental expired
Periods given "TWO (2) MONTH NOTICE' to the owner and vice versa.

12. That the tenant has agreed to Paint the premise schedule at the time of vacating house
or borne the painting charges to the owner (both the parties has agreed)

GREEN AVENUE ST. ANTHONY S STREET MARIYANNAPALY HEBBAL
H.A FARM POST.BANGALORE 560024 (Secondfloor.one hall, three bedroom,
Kitchen cum dining hall, three bathrooms)
WITNESSES WHEREOF, THE "OWNER" and the "TENANT" have agreed to affix
respective signatures to this "RENTAL AGREEMENT" 0n this day, month above
written at Bangalore.
