1. Scope of Works

1.1 Scope
This scope of works is for the Windows & Glazing works at 31-37 Carr Street Towradgi.

A breakdown summary of the works is listed below.

Mobilisation & Demobilisation Works:

 Delivery & storage of all plant & equipment in preparation of installation works.

 Final clean and disposal of all waste to VMG skip bins

 All leftover material to be disposed of offsite by contractor

Works
The works include the entirety of the Windows, Sliding Doors & Glazing work requirements to arrive at the
final completed building. The works below are a high level breakdown of what is included but is not limited
to the points mentioned below.
 All the windows mention in the Price Breakdown Structure
 All Sliding doors
 Glazing to all windows & doors

Specifications for the Windows & Doors:

 Aluminium frames glazing to as powder coated Al screens


 Darley 76mm Klassic View series, Sliding & Double hung. Darley 100mm Commercial door entries
with glazed entry doors. Darley Patio Series Sliding doors. Proprietary Black hardware to windows
and sliding doors. Stainless allowance to main entries. No security or communication allowed.
 Disable access sills to hinged and sliding doors. Raven door seal to bottom of hinged doors.
Standard vision strip to door panels.
 Restricted openings to operable windows.
 Supa screens to operable windows & sliding doors.
 Glazing to AS1288, 4&6mm annealed, laminated clear & 10.5hush laminate, Toughened
Spotswood.
 138mm pine reveals. External trim angles. No internal Architraves.

Inclusions

 Site survey, fixing and sealants. Material delivered to site.


 Shop drawing supply, window schedules, and typical construction details.
 Live size sample of Windows to be put up at site
 Dimensions & profiles to be measured at site before commencing the production.
 Site glazing to Commercial entry doors.

The Sub-contractor is responsible for the performance of the Works which includes the Works Under
Contract (WUC) and shall ensure that:

a) (WUC) complies with all the requirements of the Contract (including the drawings, scope of works and
specifications set out in the appendices) and all applicable legislative requirements

b) all goods, materials and workmanship incorporated into, and forming part of WUC will satisfy the specified
requirements in the Contract, will be free from all defects and comply with all relevant warranties expressly
or impliedly available at law;

c) unless otherwise specified in the Contract, all plant, equipment and materials incorporated in the WUC shall
be new;

d) as between the Sub-contractor and the Principal, upon practical completion, WUC shall be free of all liens,
charges and other encumbrances;

e) any drawing, specification, other documents, plant, equipment, materials and methods of working used by
the Sub-contractor (not specified by the Principal) in connection with performance of the obligations under
the Contract shall not infringe any intellectual property right; and

f) at all times it shall be suitably qualified and experienced, and shall exercise due skill, care and diligence in
the execution and performance of the Contract.

2. General Inclusions

 Allow for all supervision, labour, materials, plant, equipment, freight, fees, licences, consultants and
bonds to fully complete works.
 Make necessary allowances for site conditions, access arrangements, identification of services, staging
of works, co-ordination with other trades, client and building users / occupants.
 Attendance at meetings and participate in investigations if required.
 Testing and commissioning certificates, compliance certificates, as built drawings, operation and
maintenance manuals, warranties and guarantees are to be submitted at the completion of works or
two weeks before practical completion.
 Set out of works is the responsibility of the subcontractor.
 Allowance for design if required to complete works.
 All product or materials must be as stated on the drawings or specifications. Any alternative product or
material must be approved by VMG management.
 Subcontractors are responsible for the delivery and handling of their materials.
 The subcontractor is to allow for all investigations, site inspections, travel and accommodation.
 The subcontractor to accept a defect period of 52 weeks from project completion. All defects must be
completed within 4 working days unless separately agreed. The subcontract must bear any cost
associated with rectifying your defects and other peripheral works required

3. Site extents

The site extents are all limited to 35 Carr Street (previously 31-37 Carr Street) Towradgi property. Access
and egress will be subject to council requirements and the individual Site Traffic Management Plans must
be adhered to. Site access will be limited to areas relevant to the sub-contractors and the sub-contractor is
to ensure all staff are informed of site extents.

4. Avoidance of interference with others

The Sub-contractor shall minimise interference with Principal or its direct or indirect contractors and their
sub-contractors operations at the site during the execution of the work under the Contract.

5. Storage and laydown

Storage and laydown areas will be provided for the site. Deliveries and laydown requirements must be
agreed to by the site supervisor and SC prior to the delivery to ensure safe and timely co-ordination of
traffic management.

6. Protection of existing services

6.1 Charges and co-operation


The Sub-contractor shall arrange for and pay all charges incurred in any interruption of service or
temporary or permanent relocation of any service and shall co-operate with the relevant authority or
owner.

6.2 Avoidance of damage


The Sub-contractor shall exercise reasonable care in carrying out work so as to avoid damage to existing
services, whether or not details of such services have been made available to the Sub-contractor.

The Sub-contractor shall be held solely responsible for any damage to existing services and in the event of
damage shall immediately advise the relevant authority or owner and shall co-operate with the authority or
owner in making safe and/or restoring the service and shall bear any costs so incurred.

7. Damage to existing infrastructure

Where the Sub-contractor’s activities result in the damage of the existing infrastructure, the Sub-contractor
shall immediately notify both the Contractors Authorised Person and the Principal.

Actions to repair the damage shall be proposed by the Contractors Authorised Person and actioned by the
Sub-contractor as directed by the Contractors Authorised Person.

The damaged infrastructure shall be repaired to the same standard prior to the damage occurring.

The cost of all work required in rectifying or repairing any damage to the existing PC infrastructure shall be
borne by the Sub-contractor.

8. Traffic management

Prior to commencing work on Site, the Sub-contractor shall submit a TMP that complies with the
requirements of the Contractors TMP.

All large vehicles or high risk movements shall use a spotter to ensure safe travel through site. Working
plant such as excavators, backhoes etc shall be signed, fenced and/or delineated to prevent other sub-
contractors or Principals operational staff from entering high risk areas. Excavated areas will be fenced off
to prevent access.

8.1 Site Office


VMG shall establish and maintain Site Office. Any additional office space required by the subcontractor will
need to be organised by the Subcontractor.

The Lunchroom will be available to the Sub-contractor and its Sub-contractors. The sub-contractor will
ensure all of its employees are using the provided facilities in a reasonable manner. And will be responsible
for the day to day cleaning from the impact of its employees. Any damage or cleanliness issues arising from
misuse will be at the sub-contractors expense.

9. Signage

The Sub-contractor may erect such signs as it requires to direct traffic to and through the Site and to
indicate the locations of the various parts of the Works.

All signs erected by the Sub-contractor shall be subject to the approval of the Contractors Authorised
Person, who may direct the Sub-contractor to change the size, layout and location of any sign and to
remove any sign.

All such signs shall be erected at the Sub-contractor's expense and no separate payment shall be made in
respect of them. Any ground penetrating signs or fence shall be installed with due regard for underground
services.

10. Work on Site by others

The Sub-contractor shall permit any authority or owner of a service to have access to the Site and to
execute work on the site and shall co-operate with such authorities and shall co-ordinate his own work with
that being carried out by such authorities or owners. Notwithstanding that such authorities or owners may
not have been engaged by the Principal.

The Sub-contractor will work collaboratively with the Principal, the PC and PC’s other sub-contractors (if
required) during the WUC so as to ensure a smooth transition to the commencement of the next phase of
works.

11. Materials and work

11.1 General
All materials used and practices followed in the execution of the works, if not specified or described in the
specification or the drawings or the contract sum, shall comply with the relevant Australian Standards.

11.2 Editions of Standards


Where the edition of any Australian Standard or other standard is stated in the specifications, that edition
shall apply for the whole of the Contract period including the Defects Liability Period.

Where the edition of any Australian Standard or other standard referred to in the specification or relevant
in accordance with Clause 11.1 above is not stated in the specification, the edition current at the time of
Contract award shall apply.

 All works to be of a high quality and defect free

12. Notice for examination of works

Unless otherwise specified the Sub-contractor shall give the PC not less than two working days’ notice to
inspect the Sample put up at site.

If the Sub-contractor does not give the notice specified by this Clause any work covered up or made
inaccessible by the work for which the notice was required shall be deemed to be work covered up or made
inaccessible without a required prior approval by the PC.

14. Specifications

The specifications applicable to this Scope of works are listed in the LAHC specifications, in the Contract
Documents and any other documents forming part of the Contract.

Any cross references to additional specifications listed within the specifications listed above shall also be
applicable to this SOW.

15. Practical Completion and Quality Assurance Documentation


Handover

15.1 Post Practical Completion requirements


Defect resolution and site attendance may be required. Defect resolution is expected to be conducted
within a reasonable timeframe from the perspective of the Principal with respect to their safety and
operational needs. It is imperative that the sub-contractor provide easy to follow operations and
maintenance manuals with accurate and full lists of required maintenance. This is required to protect the
contractor and the sub-contractor from erroneous and time consuming defect resolution requests.

16. Progress Claims

Commercial Terms

 Terms of Payment: A deposit of 20% of the total price, prior ordering any material.
 Invoices are to be submitted on the 25th of each month, forecasted to the end of the month. Invoices
will be paid by 15 business days or the next working day after

 Retention will be held at 10% of the progress claim until a maximum of 5% of the contract total is
reached including variations. Upon completion 2.5%, will be retained for the project defect liability
period. During this period, the subcontractor will be required to repair any defects at no extra charge
to VMG or the principal
 Defects Liability period: 52 weeks from project date of practical completion
 The subcontractor indemnifies VMG against all claims, actions and loss or damage and all other liability
arising out of any acts or omissions of the Subcontractor
 The subcontractor shall not sub-let or assign all or any part of the works without prior written consent
of VMG. Any variation to the Works (“the varied works”) shall be executed or omitted by the
subcontractor only after written instructions from VMG. VMG is not liable to the subcontractor for the
cost of varied works unless VMG has given written instructions for the varied works together with an
agreed amount prior to the varied works being carried out.
 Payment statutory declaration forms to be signed and evidence of superannuation contribution and
redundancy funds are required prior to payments being made.
 The subcontractor is to allow for all the necessary insurances

17. Project safety and meeting requirements

The subcontractor will adhere to the Principals and PC’s safety and reporting requirements. The PC’s
requirements are generally in accordance with the Principals requirements. The safety system will be a
behavioural based safety system that requires the sub-contractor to provide observations and inspections
of the works and provide lead indicators for the works and not just lag indicators.

18. Safety, Environment and Quality

 Full compliance with current Work Health and Safety legislation and Codes of Practise
 All subcontractors must issue a Safe Work Method Statement to VMG management 4 days prior to
starting on site. Work must not commence until SWMS has been approved by VMG management and
signed by all workers.
 All workers must have a construction industry induction card
 All workers must complete a VMG site specific site induction before starting on site
 Wear all necessary PPE – VMG sites are mandatory hard hats, steel capped boots, hi visibility shirt /
vest. All other PPE as required or as stated in your SWMS.
 Provide all Safety Data Sheets for any chemicals, paints or other materials brought onto site
 Site is to be kept cleaned at all times. VMG reserves the right to remove the rubbish at the
subcontractors expense

 Comply with all VMG Safety, Environmental and Quality Management Plans
 All electrical tools and leads to be tested and tagged.
 Conduct tool box talks or participate in VMG tool box talk – minimum of one per week
 Co operate with an safety directive from VMG management
 Compliance with requirements of the EPA and local council
 Participate in a pre-start meeting with VMG site manager at the beginning of each shift.
