1 Project Description
This scope of works is for the scaffolding at 26-30 Thurralilly St. & 36 Pound St. Queanbeyan East.
A breakdown summary of the works is listed below.
1.1 Description of Trade Scope: Scaffolding
The scope of works includes but is not limited to the design, delivery, erection, dismantling and removal of
scaffolding for the Proposed 18 Dwelling Senior Housing Development at Queanbeyan East.
1. Works
The works include the entirety of the scaffold requirements. The works below a high-level
breakdown of what is included but is not limited to the points mentioned below.
Supply all equipment, materials and labour for the design, delivery, erection, dismantling
and removal of scaffolding to all areas as required for the safe access to all working areas
including
o 2 lifts to all external faces of building consisting of a 3-board bay and 2-board hop
ups
o 8 tonne capacity loading bays in nominated locations
o Stretcher stair access points (level with bay height)
o Scaffolding access & bird cages to stair voids
o Buttress bays & raker ties where required
o Standards & handrails to minimum 1m above all gutters and ridge lines as required
for compliance to WH&S
o Ladder beams over nominated ground floor entry locations to allow access
Scope is to be inclusive of the following items:
o Monthly inspection and certification of all scaffolding onsite
o All required kickboards, handrails, planks, tie downs, bracing and outriggers where
and as required for full compliances
o All lifts to be level and tied in together
o All boards & planks to be tied down with tie wire
o Gaps between scaffolding and structures to not be above 225mm
All vertical and horizontal cranage, lifting and cartage
All scaffolding is to be placed in accordance with VMG Quality Plans & ITP’s,
2. Inspection & Check Hold-points (as required)
Inspection and checks will be done periodically during the works to check for compliance
with drawings and scope of works
o Erection & prior to scaffold handover certificate
o Monthly inspections & sign off

1. Subcontractor is to site check, measure and confirm all dimensions / quantities and make sufficient
allowances for measured dimensions / quantities required onsite. Any dimensions / quantities provided
by VMG to the subcontractor are approximates only and must not be relied upon.
2. Subcontractor to allow periodically clean work area and fill waste into skip bins provided by VMG
3. Subcontractor to allow for the final clean of the work area following completion
4. Subcontractor to confirm and allow for all works to be in full compliance with the relevant Australian
Standards, Building Code Australia (BCA) / National Construction Code (NCC).
5. Subcontractor to allow for all works to be in full compliance with the relevant Australian Standards,
Building Code Australia (BCA) / National Construction Code (NCC). Subcontractor to advise VMG PM in
wiring if the proposed works are not full compliance of relevant Standards and Codes.
6. Subcontractor to allow for co-ordination of works with other trades on site

8 Design Requirements:
1. Design development is considered a part of the contract. Where there are gaps and omissions in the
design and these do not constitute a structural warranty or compliance issue, then the subcontractor
is to construct as per the code and to gain compliance.
12 Cultural Heritage
1. Respect, protect and preserve any Heritage items and structures on site – Not relevant.
2. Any cultural heritage finds are to be reported immediately.
13 Training Plan
1. The project is subject to a training plan with the LAHC rules being applied:
2. Apprentices are to be 20% of the workforce,
3. Aboriginal and Torres Strait Islander (ABTSI) labour and expenditure targets apply.
4. All inductees will be asked if they are apprentices or identify as ATSI. This is a positive for the
company and is not discriminatory.
14 Insurances:
1. Subcontractor to arrange and pay for all insurance premiums as required for the works. Make
allowances for the following:
2. Public and Products Liability Insurance: $20,000,000.00
3. Workers Compensation Insurance for all wages paid
4. Insurance for all materials, equipment and tools kept on site or in transit
15 Commercial Terms:
15.1 Form of Contract:
1. Subcontractor to provide an all-inclusive, fixed price lump sum to complete the works as per the
Scope of Works. Contract is GC21 Subcontract.
15.3 Retention:
1. A maximum of 5% of contract value with be held
2. Half of the retention amount will be released at practical completion and upon all handover
documents, as built drawings, warranties, testing and certifications
3. The remaining half will be released at the end of the defect liability period, provided that the works
are defect free
4. Bank guarantees will be accepted
16 Document Register:
The contract documents are listed in the GC21 subcontract provided.
