DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS

This DEED of ABSOLUTE SALE made and executed by and between


LUZ ZOE N. LAGUNDAY, of 3788-ASubdivision, Pulo Maestra Vita, Oton,
Iloilo, Philippines, hereinafter called the SELLER, in favour of SHERYL ANN
ALDEGUER SEGOVIA, married to Eun Seok Jeon, represented hereto by
her mother ARACELI ALDEGUER SEGOVIA, married to Francisco C.
Segovia, both are of leal ages, Filipinos, and and are residents of Block 4, Lot
8, Savannah Subdivision, Pulo Maestra, Oton, Iloilo, Philippines, hereinafter
called the BUYER,

WITNESSETH THAT

The SELLER is the Absolute and Registered Owner of Lot 22, under
TCT No.090-2012005001, and Lot 23, under TCT No. 090-2012005000 (with
building thereon), both of Block 8, PCS -06- 004424, being a consolidated
Subd. of Lot 3781, Agonoa Cad. 8, Lots 4435-A, 4435-B, BSD-063034-
0022442 (OLT), Lot 3788-A,3788-B, BSD-063034-002443 (OLT), Lots 3786-
A, 3786-B, 3786-C, 3786-D, 3786-E,BSD-063034-002389 (OLT), situated at
Brgy. Abilay Norte, Oton, Iloilo, containing an area of 120 Square meters and
132 Square Meters, respectively, bounded and more particularly described as
follows:

A parcel of Land (Lot 22, Block 8, , PCS -06- 004424, being a consolidated
Subd. Of Lot 3781, Agonoa Cad. 8, Lots 4435-A, 4435-B, BSD-063034-
0022442 (OLT), Lot 3788-A,3788-B, BSD-063034-002443 (OLT), Lots 3786-
A, 3786-B, 3786-C, 3786-D, 3786-E,BSD-063034-002389 (OLT), situated at
Brgy. Abilay Norte, Oton, Iloilo. Bounded on the NE., along line 1-2 by Lot 23,
On the SE, along line 2-3 by Road Lot 7; On the SW, along line 3-4 by Lot
21; On the NW, along line 4-1 by Lot 16; containing an area of ONE
HUNDRED TWENTY (120) Square meters, MORE or LESS.

TRANSFER CERTIFICATE OF TITLE NO. 090-2012005000

A parcel of Land (Lot 23, Block 8, , PCS -06- 004424, being a consolidated
Subd. Of Lot 3781, Agonoa Cad. 8, Lots 4435-A, 4435-B, BSD-063034-
0022442 (OLT), Lot 3788-A,3788-B, BSD-063034-002443 (OLT), Lots 3786-
A, 3786-B, 3786-C, 3786-D, 3786-E,BSD-063034-002389 (OLT), together
with the house standing on it, situated at Brgy. Abilay Norte, Oton, Iloilo.
Bounded on the NW, along line 1-2 by Lot 24; on the NE, along line 2-3 by
Road Lot 6; on the SE, along line 3-4-5-6-7-8 by Road Lot 7; on the SW,
along line 9-1 by Lot 22; containing an area of ONE HUNDRED THIRTY TWO
(132) Square Meters, MORE or LESS.

For and in consideration of the sum of FIVE HUNDRED THOUSAND


PESOS (P500,000.00), Philippine currency, which the SELLER have received
in cash from the BUYER, to her full and entire satisfaction, the SELLER, by
these presents, hereby SELLS, CONVEYS and TRANSFERS, by way of
ABSOLUTE SALE, unto the BUYER, her heirs or assigns, the above-
described properties, free from all liens and encumbrances.

The above-described properties are residential lots, henceforth,


exempt from the coverage of the Comprehensive Agrarian Reform Program
(CARP).

IN WITNESS WHEREOF, the parties have hereunto signed this DEED


OF ABSOLUTE SALE

Unified Multi-Purpose ID No. CRN-0007-3001136-5 and ARACELI
ALDEGUER SEGOVIA, representing the BUYER SHERYL ANN ALDEGUER
SEGOVIA (per SPA dated 27 December 2019), with Senior Citizen ID
No.0029403, known to me, and to me known to be the same persons who
executed and signed the foregoing Deed of Absolute Sale involving two
parcels of residential lots, Lots 22 and 23 with improvements.

This document contains three (3) pages including this page where the
acknowledgment is written, duly signed by the parties and their instrumental
witnesses in every page thereof. I further CERTIFY that I have personally
examined the above-named persons and that I am fully satisfied that they fully
knew the contents of the said instrument and that they acknowledged before
me that they voluntarily and knowingly signed the same.
