2022 PURCHASER'S PURCHASE PROCESS FLOW

20, LORONG PENDING 2D, BANDAR PUTERI, 42000 Pelabuhan Klang ,


Selangor.

As for the process of purchase, will be as follows:

Actual Purchase Price: RM500,000.00 (as is basis)

Summary of Deposit /Payment :


Purchase Price: RM500,000.00
1) Earnest deposit - 3.18% = RM15,900.00
2) Balance during signing of SPA = 6.82% = RM34,100.00
3) Full disbursement via loan / cash = 90% = RM450,000.00

a) Earnest Deposit (3.18% ) To be paid by the purchaser to REAPFIELD


PROPERTIES( PUCHONG) SDN BHD as stakeholder and an "Agreement To
Purchase Form" shall be emailed to you via DocuSign and for this, all parties will
be signed digitally.

b) 14 working days for the purchaser to prepare and get SPA ready.

c) Sign SPA and pay the balance of 6.82% downpayment to your appointed
lawyers and/or to the vendor.

d) 90 days to secure a loan from the date of SPA signed or consent approval
(whichever is applicable).
Note: For cash purchases, the full balance payment of 90% must be deposited
to the vendor's lawyers as stakeholders before the process of perfection of title is
concluded.

e) An additional grace period of 30 days if loan not obtained/ balance payment


not settled during the first 90 days but at an interest of 8% per annum calculated
daily till full payment done to be paid to the vendor.

Summary of Deposit /Payment on SPA Mark up of RM520,000.00:


Purchase Price: RM520,000.00
1) Earnest deposit - 3.18% = RM16,536.00
2) Balance during signing of SPA = 6.82% = RM35,464.00
3) Full disbursement via loan / cash = 90% = RM468,000.00

The separate agreement for the actual purchase price legal fees shall be borne
by the Purchaser, as well as any other charges incurred eg SPA fees / tax on the
excess amount etc. (If any)

Note: Earnest deposits are to be paid via cheque to REAPFIELD PROPERTIES(


PUCHONG) SDN BHD or via online transfer to our client account as stated
