ABSOLUTE DEED OF SALE OF A PARCEL OF LAND

KNOW ALL MEN BY THESE PRESENTS:

I, DOMINADOR R. DELA CRUZ of legal age, Filipino, married, with residence and postal address at Sitio
Panorama, Poblacion, Cawayan, Masbate, sole heir of LINDA DELA CRUZ, herein-after called the VENDOR, for
and in consideration of sum of THIRTY THOUSAND (P30,000) Pesos Only, Philippine Currency to us in hand
paid and delivered in cash by Mr. & Mrs. WARREN S. BATANG, of Chico, Cawayan, Masbate; likewise of legal
age, Filipino, and herein-after referred to as the VENDEE, the receipt of which amount in full is hereby
acknowledged to our entire satisfaction and by these present sell, cede, transfer, convey, and relinquished all
our rights, and interest in a manner absolute and irrevocable unto the said VENDEE, their heirs, successors and
assigns that Parcel of Land together with all the improvements existing thereon, and more particularly
described as follows to wit;
“A parcel of land situated at Sitio Panorama, Poblacion, Cawayan, Masbate, containing an area of TWO
HUNDRED TWENTY-FIVE square meters (225 sqm.) bounded on the North by; Celestino Cuyos, on the South
by; Alley, on the East by; Francisco Al Condor, and on the West by; Road Right of Way, under Tax Decl. No.
001214 by Cad. Lot No. _________- Part in the name of LINDA R. DELA CRUZ issued for taxation purposes and
assessed therein at P6,340.00 free from all liens, charges and encumbrances.”

That I, am the absolute owner and actual possessor of the above-mentioned PARCEL of land
inherited from my mother, herein sold and conveyed; that I, have the perfect right to sell and convey the
same; that this sale is made not to circumvent the Agrarian Reform enunciated under P.D. 27; that Art.1623 of
the New Civil Code had been complied with.

That the above-described property is not registered under Act. 496 nor under the Spanish Mortgage
Law, but it is the intention of the parties to register this instrument in the Office concerned.

IN WITNESS WHEREOF, the parties have hereunto set their signatures this ____ day of
