Scope of Works – General:

1. Access
a. Provision of mode of transportation of the materials to designated access area to
the Phase 1 Spa & Gym at Level 03.
b. Provision of proper uniform of the staff / workers to look presentable in case of
unavoidable interaction with guests.
c. Provision of ladders, scaffolds and other materials needed during the demolition,
removal, relocation, installation and reinstallation works in the area.
2. Hoarding / Temporary Enclosure
a. Provision of noise proof board up with emergency access to temporarily cover the
on-going construction in the scheduled area.
3. Removal works / Demolishing Works
a. Provision of exhaust / vacuum that will draw out all the dust the will be produced
during the demolition works.
b. Demolishing of existing walls as per the demolition plan issued
c. Temporary removal of furniture and fixings that will hinder the construction and
coordination of temporary relocation with SOLPMT & Solaire Operations.
d. Removal of floor finishes as per the issued drawing.
e. Removal and relocation of doors that will be affected by the extension of the gym
f. Removal of the existing shelves and desks inside the gym
4. Wall Partitions
a. Dry wall
i. Nonstructural walls, including lightweight assemblies, framing and any other
support works required for installation.
ii. Structural support system including structural steel sub frames, grid work,
stud assemblies, support works & backing boards for artworks, decorative
lighting, TV and others.
iii. Checking for vertical and horizontal alignment and preparation of wall to
receive wall finish.
iv. Provision for block outs and cut outs must be fully coordinated with ID
designer, MEP/ELV/FS requirements and subcontractors. Making good for
all ID Designer, MEP/ELV/FS service penetrating the wall as designed.
v. Clearance for Door in accordance with the schedule & approved door
literature. Making good of all door opening that needs to be repaired after
installation of door and window frame.
vi. Ensure wall system is designed and fully coordinated with the requirements
for fixtures & finishes to be applied.
b. Blockwork
i. Making good for all ID designer, MEP/ELV/FS service penetrating the wall as
designed.
ii. Dry Packing and Making good of all door openings that needs to be repaired
after installation of door frame and panel.
iii. Checking for vertical and horizontal alignment and preparation of wall to
receive wall finish.
iv. Allow to skim coat block walls to receive finishes generally.
5. Ceiling
a. Structural support systems including grid work, steel sub frames, bridging of
MEP/ELV services as required, support works & backing boards for signage,
artworks, decorative lighting, TV, digital signage & drapery. Shop drawings
submitted by Contractor for works with structural elements to designed and
certified by an independent engineer.
b. Ceiling suspension system; designed & installed by contractor taking into account
loading & positioning of MEP/ELV/FS 2nd fix equipment, architectural lighting, HVAC
diffusers & grills.
c. Ceilings including ceiling framing, ceiling moldings, cornices, access panels, service
cut-outs.
d. Setting out and cutting out of ceilings to house MEP / ELV devices, including
additional supports to reinforce ceiling.
e. Making good for all MEP/ELV/FS services penetrating the ceilings as designed.
f. Ensure ceiling system is fully coordinated with designers, consultants and MEP/ELV
contractors.
6. Floor
a. Check horizontal level of floor finish including allowing for any patching or leveling
screeds required to meet the specified tolerances.
b. Rubber flooring for both gym rooms
c. Provision for block outs and cut outs must be fully coordinated with ID designer,
MEP/ELV/FS requirements and subcontractors. Making good for all ID Designer,
MEP/ELV/FS service penetrating the floor as designed.
d. Screed and bedding required for the installation of rubber floor.
7. Finishes
a. Applied wall finishes including wall paper, mirror and veneers.
b. Paint to all surfaces including walls, ceilings & soffits.
c. Skirtings and moldings
8. Carpentry and Millwork
a. All carpentry works
b. Manufacture & installation of handrails
9. Door & ironmongery
a. Supply and installation of glass doors and frames as designed and demarcated.
b. Installation of ironmongery to designated area. Coordination of ironmongery
supply with nominated manufacturer / supplier.
c. Reinstallation only of fire rated & non fire rated doors includes frames and sub
frames. Scope includes timber and steel doors as designed & demarcated.
10. Electrical
a. Design, develop & engineering of Electrical works.
b. Dismantling of existing lighting fixtures, power outlets, control panels, hanger &
support restoration.
c. Reinstallation and or relocation of dismantled lighting fixtures, power outlets,
control panels, hanger & supports.
d. Supply and installation of LED strip lights, power outlets, transformers, control panel
& lights including necessary accessories to complete the system
e. Supply and installation of wirings, cables and conduits including necessary
accessories to complete the system.
f. Testing & commissioning
g. Verification and reconciliation of site setting out and tapping points as per plan and
as needed.
11. Mechanical
a. Dismantling of supply & return grilles and restoration
b. Provision of additional supply and return grilles
c. Testing & commissioning
12. Plumbing and Sanitary
a. Shut off and or relocation of existing plumbing works that are not needed based on
the approved design
13. ELV Works
a. Dismantling of existing CCTV camera, data ports, panic button & speaker and
restoration
b. Supply and installation of wirings and conduits necessary accessories to complete
the system.
c. Supply and installation of data ports and panic button including necessary
accessories to complete the system.
d. Testing and commissioning
14. Miscellaneous
a. Provision of daily site engineer for site coordination & monitoring including
submission of daily manpower report, look-ahead schedule, shop drawing, as-built,
progress report, method statement, material specification and application of access
and work permit.
b. Removal of all rubbish which includes all packing materials, excess building
materials & protective coverings
c. Provide all fire stopping at walls as needed to comply with the FPR requirements
d. Shop drawings submitted by contractor for works with structural elements to be
designed and certified by an independent engineer.
e. All support works and fixings are required in this package such as connection to
existing MEPF system.
15. Permits / Access
a. Securing a signed and approved permit to access and work from Solaire Operations
indicating the specific work, number of workers and allowable time to work.
16. Protection of existing works
a. Provide protection of existing works from damage, dirt, paint and residue from
works to undertake. Cover existing flooring with specified protection system; one
layer of polyethylene sheeting, one layer foam padding, one layer phenolic board.
The phenolic board must be joined to ensure the sheets remain in place.
