Customer Checklist
When is a Stormwater Drainage Plan required to accompany a planning application?
A Stormwater Drainage Plan is required to accompany the following planning applications:
 Industrial/Commercial developments;
 Grouped Dwelling developments;
 Multiple Dwelling developments;
 Single Houses

Why is a Stormwater Drainage Plan required?


A Stormwater Drainage Plan is required at the planning application stage of the development process in order to
ensure -
 a property can be satisfactorily drained and therefore won't flood;
 avoid having to amend a Planning Approval due to the proposed finished floor and ground levels being
raised to accommodate a drainage system design that is proposed at the Building Permit stage;
 avoid having to undertake a total redesign of the proposal and therefore lodge a new planning
application due to the stormwater drainage solution (submitted at Building Permit stage) not being to
the City's satisfaction.

What details should a Stormwater Drainage Plan include?


The following information is required to be illustrated on a Stormwater Drainage Plan and submitted to the City
with a planning application for any of the above development types listed above.

NOTE – Incomplete applications will NOT BE LODGED and will be returned to applicant immediately.

1) Existing ground levels in AHD


2) Level of road pavement directly in front of the subject property in AHD
3) Lid level of gullies or manholes in AHD (Note - All levels are required in AHD because the
City's drainage connection details are in AHD)
4) Invert level of drainage lines in AHD
5) Finished floor levels of proposed building(s) in AHD
6) Proposed pavement levels in AHD
7) Pipe diameter
8) Pipe grade
9) Upstream Invert Level of City's drainage connection in AHD
10) Downstream Invert Level of City's drainage connection in AHD
11) All soakwells installed in paved or concrete areas are to be provided with trafficable lids and
made accessible for maintenance purposes.
12) Soakwells installed are to be no closer than 1.8 metres to footings or property boundaries.
13) Stormwater drainage solutions vary dependent on a site's location within the City of Swan and
the type of development which is proposed. Therefore, is the proposed drainage solution
consistent with the 'Stormwater Drainage Solutions By Location Flowchart' on page 3.
