Dear Mr. and Mrs. Cruz,

Good day.

I am writing in behalf of our client Dionisio Cruz concerning the original owner’s
duplicate copy of his title bearing Transfer Certificate of Title No. T-30010 P(M).

According to our client, you Delma Cruz previously volunteered to process the
partition/subdivision of the said property and got the original of owner’s duplicate
copy of the said title from Dionisio Cruz.

Several years had passed and as of the writing of this letter, you never made any
action to subdivide the property and so our client requested for the return of the
original owner’s duplicate copy of his title bearing Transfer Certificate of Title No. T-
30010 P(M) but you refuse to return the same.

In this connection, we would like to ask you for your cooperation so as not to
escalate this matter. Our client is just asking for the original owner’s duplicate copy
of his title.

Please return the original owner’s duplicate copy of his title bearing Transfer
Certificate of Title No. T-30010 P(M) to our client on or before May 30, 2022.
Otherwise, we shall initiate filing necessary criminal and civil cases against you.

Give this matter utmost priority.
