The location of 4B+G+21 Project is at Central part of Addis Ababa Lideta sub-city in front of
National Alcohol and Liquor Factory.

Non-Conformance work observed /Defect works from subcontractor side

 Center of some circular columns [C-6, C-15 on shear wall, SW-12 and C-15 on SW-
7] on first basement floor has shifted due to improper reinforcement work.

7 Project Status
7.1 Physical performance
Physical performance of the project is 17.81 %
7.2 Financial Performance
To date financial performance of the project is 17.18%

8 Project Management knowledge Areas


8.1 Construction Project Integration Management
Construction project integration management is applicable:

 To reduce losing sight of the integration and alignment of the intended purpose.

However, in our project integration management is applicable to achieve project progress in


advanced manner.

8.2 Project Time Management


In regards to our project, to date elapsed time is 679 days. In this month, the progress of the
project is enhanced than previous time. We planned to achieve the crushed schedule until
September and to reach on the Ground floor level. Now we arrived at Ground floor level. As
per master schedule, it shows that first floor level. Hence, performance of the project shows
behind schedule.

8.3 Project Stakeholders Management


Stakeholders involved in our project are client, consultant, design professionals, suppliers and
subcontractors. The management of the project executes monitoring implementation of
stakeholder’s engagement plan and taking corrective.

8.4 Project Procurement Management


Procurement management is conducted to ensure that budget /funds are used for intended
purpose, with due considerations to quality, economy and efficiency of the project and to
underline the principle of transparency, equal opportunity and competitive procedures during
procurement management.

In our project, the procurement process is good to some extent in this month.

8.5 Project Communication Management
Communication management applicable to ensure information needs of stakeholders are
met, project performance is tracked on and reported on and project results are formally
documented.

In regards to our project communication mangement is somehow modified.

8.6 Project human resource management


Human resource management is a key for a construction project progress. Besides
subcontracting works, there are construction activities which are done by own force such as
concrete work. In this regard, we have sufficient human resource, which needs to be managed
effectively.

8.7 Project Heavy Equipment management


The project is incurring huge cost for heavy equipment for loading and unloading purpose.
The rental cost for mobile crane is 2000 birr per hour. It is better for the corporation if it
allocates heavy equipment for the project specifically. The construction of tower crane is
pended still now.

8.8 Project Finance management


Financial planning, financial controlling and admnistration and records of construction
project is performed. Besides earned value management (EVM) is evaluated to measure
project performance. Based on planned and actual values, EVM predicts the future and
enables us to adjust accordingly.

8.9 Project Safety management


Safety management in construction project is to prevent accidents, minimize personal injuries
and to reduce fatalities and property damages. In our site Safety Civil Engineer is assigned to
control all personnel’s whether they wore personal protective Equipment (PPE). No injuries
occurred on our site in July month.

8.10 Project cost management


In our project cost management , cost estimating and cost controlling are implement. Since
the material cost is escalated the project expense is greater than the accomplishment as it is
compared in this month. Rental scaffolding is being used for slab construction which incurs
the project extra cost.

8.11 Construction Project quality management


Quality in construction project is achieved through proper control at every stage of execution
and installation of works. As in our project quality assurance and quality control stages are
applicable.

Quality assurance methods employed in our project are:

 Method statement and Risk Assessments


 Material submittal approvals and Material inspections

Quality Control methods which are under taken are:

 work inspection requests,


 Inspection and Test plans

Quality controls on reinforcement work


 Reinforcement arrangement as per shop drawing
 Proper bar diameter and spacing of reinforcement

Quality controls on formwork


 Formwork erection as per design drawing
 Checking adequacy of bracing.
