‫يجب أن يعتمد مﻘدم الطلب الميليمتر (ملم) ﮐﻘياس وحدة ‪ SI‬في جميﻊ‬ ‫‪‬‬
‫المخططات المﻘدمة‪.‬‬

‫‪‬‬ ‫‪Applicant shall prepare the architectural drawings‬‬


‫‪based on international best practice in architectural‬‬
‫‪CAD drafting standards, symbols and graphic‬‬
‫‪representation of the building components.‬‬
‫‪‬‬ ‫‪Remove all irrelevant symbols from drawings if no‬‬
‫‪Site plan‬‬

‫‪misinterpreted as a physical obstruction‬‬
 All Ramps to utility rooms/buildings shall be
contained within the plot boundaries and shall not
protrude onto the public realm.
 Raised and level pedestrian crossing shall be
provided across the vehicle entry points.
 Specify between pedestrian and vehicle entrance
and define it in a legend
 Please show the following information on site plan :
1. Set back line in blue
2. Plot boundary in red
3. All road and pedestrian street levels
immediately surrounding the site ( finish
floor levels and slopes in/out plot limits)
4. Traffic directions (e.g. 1way/2-way)
5. Fire engine access route and hard standing
6. All assembly point for fire evacuation
purpose as per approved by ADCD
7. Top of roof / pergola levels
8. Plot coordinates as per shown on affection
plan/site plan and set out coordinates for
building and entrance locations. Provide
the GIS coordinate for - General dimensions
showing distances between buildings,
vehicle entrances width, etc.

10. Access routes and entrances for vehicles
and pedestrians
11. Building main Entrance , sub entrances and
exits
12. add this not in the site plan :
I. All exterior walkable areas shall be
slip-resistant surface, and shall not
accumulate water
II. All streets, driveways, and
pedestrian realm shall design and
construct in accordance with “Abu
Dhabi Public Realm Design
Manual" and "Abu Dhabi Urban
Street Design Manual”.
III. Accessible (disabled) routes within
the site shall be provided from
public transportation stops;
accessible (disabled)
parking; accessible (disabled)
passenger loading zones; and
public streets or sidewalks to the
accessible (disabled) building

provided)
12. Path of travel for the public toilet and define
it in the legend

GFA

it must be stamped by the developer and the consultant
 Applicant shall prepare the architectural drawings
based on international best practice in architectural

representation of the building components.
 Remove all irrelevant symbols from drawings if no
legend is provided.
 Colors must be clear and light
 Please show the following information in the
landscape plans/drawings:
1. Paving without hatch in brown or orange
2. Grass areas in green

as Retail Store and will be considered as
leasable and should be reflected in
subsequent Lease Plans submitted by
Landlord(s).
 All other stores (if not clearly annotated) shall be
regarded as Utility/Building Maintenance storage
and shall only be used for this purpose.
 For all retails and storage, please write if it will be
shell and core or not.
 For all retails and storage, please write if it will be
leasable (L/A) or not (NL/A).
 Please refer to ADIBC 2013 _TABLE 1106.1
ACCESSIBLE PARKING SPACES
 Specify between pedestrian and vehicle entrances
and define it in a legend
 Hatch all structural elements in solid
 Hatch all walls and define it in a legend
 Write the use of any shaft or provide a legend and
define all shafts
 Draw Set back line in blue and Plot boundary in red
 Write slope of all ramps and refer to
ADIBC2013_1010
 All finished floor level(s) shall be indicated – include
all internal areas of unit and immediate external
areas.
 Raised floor (if any) shall be highlighted to comply
with ADIBC 2013, and demonstrate how level
change is mitigated for accessibility .
 Define all shortcuts in a legend
 Remove all flooring
 please show elevations direction
 Define All fire rated door in the code analysis
drawing and it should be based on the ADCD
approvals
 Number all steps and provide details for it under 400
series (sections and plans)
 Write names of all stairs, mark it and provide details
for it under 400 series (plans and sections )
 provide full details for all stairs and ramps you have
in your project under 400series _ refer To ADIBC
2013 _ Ch10
 For all guard and handrail details refer to ADIBC
2013 _1012&1013
 for any glazed guard , handrail, door or partitions
refer to ADIBC2013 _2406 & 2407
 Draw the handicapped signage if you have
accessible elevator , car parking and toilets
 Exit and space passage way widths shall be clearly
dimensioned.
 Indicate top of guards/parapet level at building's
edge.
 For any skylight or sloped glazing refer to
ADIBC2013_2405
 For glass in elevator or elevator hoist way , refer to
ADIBC2013_2409
 1208.3 Room area: Every kitchen in a single family
dwelling shall have not less than (12 m2) of gross
floor area. Kitchens in multiple family dwellings shall
have not less than (4.64 m2) of gross floor area.

located along glazed sides of open-sided walking
surfaces.

section and apply it properly

1. Enlarged plan for the location of the system
2. Full detailed sections
 Check the levels in the plan and section it should be
the same (identify)
 Provide details (fittings details)for the Accessible
toilets ( plan and section in details) refer to
