1. Preface
Specified “IRIS NV Elevator Maintenance” manual is introduced as follows. The manual
is applicable for elevator maintenance work.
The manual is established for pursuing working safety, lowering faults and product
stabilization by realizing IRIS NV maintenance work standardization.
„Notice‟ mark symbol is used in overall text in this modification to improve worker‟s
vigilance on safety to implement safety work.
And, the manual is used for IRIS NV elevator maintenance inspection. Conduct
collecting in the manual as much as possible to reflect information changed up to now.
The manual does not include detailed technology information, for detailed information,
please refer to IRIS NV Elevator Assembly Manual, Test-run Adjust Manual, STEP
Control Box Manual etc. other relevant data.

3.0 Overview of precautions and inspection items


3.0.1 Overview of precautions
Machine room precautions
 Please prevent head from impacting with machine room entrance or ceiling.
 When in/out machine room, please prevent hands or other parts of body are injured
for passage entrance or machine room entrance is closed for wind.
 Please pay attention to machine room ground to prevent tumbling or stumbling.
 If you in/out machine room through ladder, please prevent falling from the ladder;
and it should be prevented that tools etc. fall off from the ladder.
 If entrance of machine room or corridor area is blocked by other matters, you should
ask owner or building administrators to move it over.
 If there are several equipments use the machine room simultaneously, please affix
indicating label on equipment component (traction machine, speed governor, control
box etc.).
Distribution box precautions
 If machinery/electric danger exists, after cutting off main power supply switch and
implementing Lock Out and Tag Out, please conduct work.
 Turn off the switch, and prevent the switch from being opened again accidentally.
 Adopt air blower or wind blower to clean up dust or dead bugs in the distribution box.
 After finishing inspection, please screw up distribution box cap or close it.
Traction motor precautions
 Before contacting with terminal in terminal box, please must switch off main power
supply switch; and after wearing gloves and implementing Lock Out / Tag Out,
conduct work.
 Please screw up the terminal.
 When clean traction machine pulley, please must cut off the power.
 When traction motor runs, please do not put finger into lower part of the motor.
Traction machine precautions
 When clean up traction machine pulley, please must cut off power; after
implementing Lock Out / Tag Out, conduct safety work.
 Please must affix warning label on shield rope cap.
 Please must affix label used for indicating motor rotation direction (UP/DOWN).
 When traction machine rotates, please do not put finger into lower part of the motor.

Brake precautions
 If machinery/electric danger exists, after cutting off main power supply switch and
implementing LOTO, please conduct work.
 When measure surface temperature of apparatus, ambient temperature of sensed
and measured part, put hands on measured part to prevent scalding.
 When replace brake bushing etc. may cause brake force loss, please must put
balance cone on the buffer and conduct work after determining whether car is at
upper part of hoistway.
 If balance cone does not contact with buffer and brake is moved again, injury may
occur, therefore, please pay much attention to safety.
 Please prevent brake arm from falling down to feet part.
Speed governor precautions
 If machinery/electric danger exists, after cutting off main power supply switch and
implementing LOTO, please conduct work.
 Please prevent finger or collar from being clamped in the speed governor.
 Please adopt cap to cover the speed governor to ensure safety.
Control box precautions
 When inspect control box, power should be cut off, and work should be implemented
after implementing Lock Out /Tag Out.
 Please determine whether plastic cap adheres on upper part of main terminal, if the
plastic cap does not adhere on the terminal, please setup the cap.
 If 200V or 400V is adopted, please affix marking label to awake attention.
 When use PCB, please avoid being injured by protruded pin at back etc. matters.
 If INV elevator machine type is used, even though the power supply is cut off,
smoothing capacitor is in charging state; therefore, conduct work after determining
DC voltage on two ends of capacitor.
 DC Link voltage is electrolytic capacitor voltage, thus, please must conduct work
after inspect voltage. (After implementing Lock Out / Tag Out, conduct work)
Car precautions
 When replace fluorescent lamp and disassemble or assemble ceiling plates etc. ,
please do not take handrail or ashtray or garbage etc. in the car as foot plate.
Please use firm chair or ladle.

 When clean up inside of operation panel, please must cut off power supply.
 When close operation panel cap, please prevent electric wire from being clamped
between cap and operation panel box.
 When conduct inspection, please determine whether cap of operation panel box is
closed tightly. Passengers‟ misoperation may cause that car stops suddenly or
passengers are got stuck etc. conditions.
 After replacing fluorescent lamp or electric lamp, please assemble ceiling board
again.
 When inspect and assemble position indicator on the door or conduct maintenance
work, please use ladder.
Car upper part precautions
 Please take falling-proof measures for area with falling danger.
 When move elevator at car upper part, please must conduct repeat. Such as: when
move car upward or downward, please burst out “UP” or “DOWN”. Other workers
should conduct this in this way.
 Please do not stride across upper parts of near elevators.
 Please do not bend upper body near hoistway.
 When conduct sleeve work to rope, please prevent twisting, pitch relaxation or
winding etc. conditions.
 When use direct fired unit, please prevent fire hazard or fire injury. Please determine
whether there is firelighter around working field, and remove it. Before conducting
work, please prepare fire extinguisher or fire-fighting facilities.
 When inspect implantation device or conduct maintenance work, please conduct
working from up to down. In car moving (especially up-running), please prevent
injury accident caused by shield board etc. matters.
Car door precautions
 When conduct work on car upper part, please must follow “Car upper part in-out
procedure” .
 Please take falling-proof measures for area with falling danger.
Hoistway precautions
 When in/out the hoistway, “Access procedures for upper part of car (WWJSSS)”
must be followed.
 If cracks occur on hoistway wall or concrete block cracks, report to building
administrator and take necessary measures before cracked blocks fall off.

 Please do not put oil drum, tools etc. on internal beam of hoistway.
 Nail, reinforced bar or other objects protruded from hoistway surface will cause
scuffing; therefore, please must take measures to this condition.
 Please do not bend upper body near hoistway.
 Please take falling-proof measures for area with falling danger.
 When wire-jumping should be conducted for door switch, relevant work should be
conducted by professional personnel under approval of management supervisors.
 Please avoid injury caused by door non vision part.
 When inspect implantation device or conduct maintenance work, please conduct
working from up to down. In car moving (especially up-running), please prevent
injury accident caused by shield board etc. matters; therefore, take care please.
Counterweight device precautions
 When in/out the hoistway, “Access procedures for upper part of car (WWJSSS)” mu
st be followed.
 Please take falling-proof measures for area with falling danger.
 Please do not stride across upper parts of near elevators.
 Please do not bend upper body near hoistway.
 Please avoid colliding with balance cone, the collision will cause serious injury accid
ent. Please must take care.
Car lower part precautions
 When in/out the pit, “Access procedures for pit(WWJSSS)” must be followed.
 Please pay much attention to falling matters in hoistway when work in foundation pit.
Pit precautions
 When in/out the pit, “Access procedures for pit(WWJSSS)” must be followed.
 Before working in foundation pit, safety board should be set at entrance.
 Please pay much attention to falling matters in hoistway when work in foundation pit.
 When cleaning the pit, please must wear respirator etc. instruments which used for
protecting respiratory organs.
 If there is water in the pit, please do not enter into the pit.
 In working or going out from the pit, please do not take buffer as foot plate. Buffer is
too slide, and sliding may cause accident. Please must use ladder.
 In running of elevator, please make the elevator keep safety distance with rotation
part (sheave/pulley).

3.0.2 Proper-motion inspection methods


Ready posture and client’s basic responding methods

1. Ready posture

1.1 Make record – please consult to higher-up or predecessor.


1.2 Operation of inspection work is very simple, but it is important for servicing and
maintenance.
1.3 Same work should be researched with doubt all the time.
1.4 It depends on planned work, learning of daily technologies and repeated researching and
practice that whether excellent inspection work could be realize.

2. Decision

2.1 SIGMA inspectors should dress clean and tidy and use solemn expression.
2.2 Should listen relevant items about works described by higher-up or predecessor carefully.
2.3 Record must be made!!! – record indications from higher-up and predecessor and
requirements etc. from clients.
2.4 Inspectors should conduct inspection work with the mind that being inspecting costly and
dear property of clients.
2.5 When you represent the company to visit client, you represent image of the company.

3. After meeting with client……

“I‟m 000 from SIGMA Elevator Company, and I want to help you to inspect your elevator
today”
3.1. Tell client visiting purpose, greet with client and draw key of machine room.
3.2. Learn running state and requirements.
3.3. Running: inquire whether there is abnormal noise or vibration in running, open-close state
of door, and whether level floor is proper etc. conditions. If state is favorable, show your
thanking to client. However, if there is something not normal, please inquire relevant
condition in detail according to 5W1H. If the issue can not be handled by yourself, you
should advise on this issue with your higher-up.
3.4. Requirement: please must record requirements of client, and conduct treatment after
discussing with your higher-up.
3.5. Tell client inspection time.

3.6. If the elevator (staircase) should be overhauled, you should inform the owner in advance.

4. After finishing inspection work,

4.1. Please must determine real-time work items.


4.2. Conduct up-down automatic running for more than 2 times repeatedly.
- Please determine action state and whether elevator runs normally etc..
- Please conduct determination according to items of each instrument.
- All relevant switches should be recovered to normal state.
4.3. Collating and reorganization
Determine whether used tools are abnormal, collating and reorganizing machine room.
4.4. Establish inspection record
- Please must record implementation content of inspection work.
- If there is improper condition/doubt, please must record it.
- Record data and name.
- According to conditions, format is specified one or more than 2 formats should be
submitted sometimes, therefore, please pay much attention to this.

5. Submit inspection report

5.1 It should be informed that inspection work has been finished clearly.
5.2 There are two copies of inspection reports totally, one copy belongs to the client, and the
other copy is kept in office for 3 years.
5.3 Before conducting inspection, required items should be described. If there is no clear
result, inspection should be required again and understanding from owner should be
gained. If you can not arrive at an agreement with the owner, please report to trading firm
or company.
5.4 If you have sufficient time, please talk with owner to increase friendly relationship.
5.5 Finally, go back after saying “thanks”.

Items should be reported to local director

1. Conditions should be reported in advance

1.1. If additional work occurs out of working time,


▶If Door panel conflicts with jamb, and Door should be adjusted again.
▶If door should be adjusted for corrosion of Hall Door.
▶ If inspector can not handle existing conditions.

▶ If planned work is delayed and work should be conducted.

1.2. Request personnel supporting


▶ If rope cutting should be adjusted for Governor rope tension.
▶ If Overload should be adjusted again for the pit.

1.3. If building administrator requires work out of inspection standards


▶ If fixing part of Sill falls off, and welding work should be conducted.
▶ If machine room has water leakage issue, and complement work should be
conducted for the client.

1.4. If emergency conditions occur on EL, ES instruments in inspection process,


▶ If drive chain of hands handrail is broken off in ES inspecting process.
▶ If Power stack, Main PCB are damaged after implementing inspection.
▶ If accidents occur in working.

1.5. If fault reason investigation is delayed


▶ If you do not know fault reasons, and need to require supporting from others.
▶ If your can not understand badness of PCB fully.

1.6. When construction unit organizes activity


▶When elevator needs to be in emergency waiting state.

1.7. If inspection schedule is modified


▶ If construction unit requests to modify inspection schedule.
▶ If it can not be moved to periodic inspection field for repairing work delay.

1.8. When replace parts


▶ If parts preparing is delayed (motor is damaged, various imperfect noise of pulley
bearing occurs)
▶ If parts are delivered wrongly.
▶ If parts should be replaced as soon as possible, parts preparing is delayed and parts
needs to be replaced (introduced product stock is not sufficient).

1.9. If emergency condition occurs in operation


▶ Under the condition without in-advance informing, inspection is rejected suddenly.
▶ When receive the contract about modification inspection from the client suddenly.
▶ When understand commercial information of compete counterpart (in construction

process, learn counterpart quotation from client, and negotiate about field

1.10. If manufacturer requires to visit

1.12. If danger work is expected or danger work occurs (JHA etc.)


▶ When replace Motor/Sheave, issues exist on safety aspect because the machine
room is too narrow.

▶ Moving is delayed or can not be conducted because traffic accident or traffic
increasing by

3.1 Machine room

The manual mainly introduces content about IRIS NV elevator maintenance


work only. Therefore, the manual does not include detailed technology details,
please refer to IRIS NV elevator assembly manual or test-running adjustment
manual and other ralevent data.

3.1.1 Machine room environment

Notice

 Please avoid head to collide with motor room entrance or ceiling.


 When in/out the motor room, please avoid motor room entrance
is closed for wind pressure, causing the condition that hands or
part of body are clamped in the door seam.
 Please note motor room floor to prevent from sliding or
stumbling.
 If motor machine’s structure the one which could be accessed
with ladder, please avoid that falls off from the ladder. Please
prevent tools from falling off from the ladder.
 If motor room entrance or corridor is blocked up with other
objects, ask owner or building administrator to remove these
objects.
 If several equipments use the motor machine simultaneously,
please must affix label on each equipment component (traction
machine, speed governor, control box etc.).

3.1.2 Distribution box of building

Notice

(1) Under the state of being powered, observe whether there is abnormal noise or vibration i
nside distribution box.
(2) Before inspecting circuit and conducting work, please cut off the power and complement
Lock Out / Tag Out.
1) If it is frequency converter, even though the power supply is cut off, smoothing
capacitor is in charging state. Therefore, please conduct work after determining
whether it is discharged completely.
2) Observe whether surface of distribution box (after opening the cap) discolors to
determine whether the temperature is extremely high.
3) Determine whether earthing wire on building side is connected together with earthing
terminals of distribution box.
4) Determine whether earthing wire from distribution box wiring to control is connected
on “E1” of “FG earthing board” at bottom of control box.
5) Maximum permissible current of earhing wire conforms to section area of electric
wire.

(1) If talking sensation is weak, utilize sensation adjusting resistance of interphone PCB
inside car to conduct adjusting.
(2) If noise occurs in talking, (“Bi” vibration sound), determine whether DC12[V] voltage is

(3) If talking sensation drops and abnormal noise occurs when more than 2 extension sets

(1) In operating of motor, determine whether there is abnormal sound occurs (“Bi” “whistle
sound”).
After determining bearing position, starting state of brake, rotary encoder, motor inside
etc. with naked eyes, if there is abnormal condition, please determine noise part

components.
A. Periodic sound, is sound occurs when rotor conflicts with stator.
B. When up to specific rotation number, noise with serious vibration will occur.

2) Undercut residuary of pulley groove should be higher than 1.5mm.


3) Standard for applicable sheave: sheave diameter
If diameter of sheave and pulley is same, but both screw-rod type strands num and
screw-type shaft shape are different, sheave and pulley can not be used alternatively.
4) If sheave and rope state is over A or B size in the figure, please replace it.
a: A size: top end of rope is +2.5mm more than sheave surface standard.

5) Determine sliding state of sheave and rope. (Determine friction ratio)


If the car stops at the top floor with no load, make a mark on rope and sheave; after
making the car run up-down from the lowest floor to the top floor for 1 time (not stop
at middle floors), compare marking position of the top floor and position when car
reaches to the top floor. If the comparison does not accord with standard, please
conduct inspection according to following content and take definite measures.

- if floor height is smaller than 30m: slipping amount is within 20mm
- if floor height is larger than 30m: slipping amount is within 30mm
A. determine balance point between cone and car.
B. determine wear degree of sheave.
C. determine whether there is much more oil affixed on the rope.
D. determine fastening state of rope.
E. determine acceleration speed of elevator. (Acceleration = 0. 6 m/sec2)
F. determine whether there are reasons which cause blank-running of sheave.
(3) Main rope conditions
1) If you feel that oiliness of rope is not sufficient or the rope is damaged, please
replace the rope immediately.

3) Part with seriously abraded rope or part with much more short ropes is the position
that car contacts with traction machine pulley at the standard level, therefore, this
position should be inspected much more carefully.
(4) Pulley
1) If rope is clamped in the pulley groove, make pulley end is same with the rope;
record it into the report, and arrange professional personnel to take measures.
2) If noise occurs on pulley shaft, after determining whether bearing is lack of grease
and whether the bearing is abnormal, record it in the report and arrange professional
personnel to take measures.
(5) Anti-vibration rubber
1) Maximum compression amount under full-load can not exceed 15% of free length
(natural state).
Eg.) if height of anti-vibration rubber in natural state is 42mm, it is 35.7mm under full-
load.
2) Compression amount on 4 position of anti-vibration rubber should be within 5% (if it
is 42mm, compression amount should be less than 2.1mm).
3) Tearing or distinct deformation on anti-vibration rubber is not allowed.

Notice

(1) Please determine whether thickness of brake liner is larger than 2.5 mm.
(2) Temperature of brake surface should be lower than 80℃.
1) Before contacting surface with hands, please sense ambient temperature.

 Methods for adjusting Core travel of BOMCO1 machinery brake

(2) If assembly direction of speed governor is wrong and elevator runs down, action can not
be conducted.
(3) If vibrating body sways to horizontal direction, noise may occur.
(4) When conduct catch test, even though catch rope on M/C, the condition that rope slides
on pulley may occur as well. At this point, please inspect whether oiliness of pulley and
rope is too much, and conduct cleaning.
Please determine whether the weight under pit is normal, and droop is normal
(determine whether rope is blocked on shaft which cause droop)
(5) If speed of elevator is increased abnormally,
1) If speed in each minute does not exceed 1.3 times (elevator 63m/min lower than
rated speed 45m/min) of rated speed range, power of device will be cut off
automatically.
2) If run-down speed of car is over starting speed of device regulated in 1), speed in
each minute should be not more than 1.4 times of rated speed, mechanics action for
restraining run-down of elevator should occur automatically.

(1) Brake Release Lever (brake declutch hand lever)
:assemble hand lever at middle position of cases for coils on both sides according
to following figure.
Grasp the hand level and press it down; brake loosens and car moves.
After work is finished, separate hand lever for manual declutching.
(2) Manual Handle (hand lever for manual declutching)
:insert hand lever into Gear Hole as following figure.
Under the state that other workers start declutching hand lever, rotate the hand
