Landlord rents out the above part of the property 35.000HUF/month for rent utilities.

In addition to the exclusive use of the personal room of the rental property, the landlord provides the landlord with the opportunity
to bathe, wash, use and cook, and the yard can be shared with other tenants. The house has tap water, electricity, electric boiler,
automatic washing machine, gas stove, gas fridge and micro ovens. Upon request, by appointment and for an additional fee, the
landlord provides the possibility of Internet connection. The furnishings of the rooms can be used as agreed. Rearrangement and
conversion is possible according to the prior agreement with the landlord. The tenant is obliged to use the building and the
furnishing objects of the house in accordance with their purpose, damage or In case of damage, the tenant brings bed linen and
covers and takes care of their cleaning - the beds cannot be used without a clean sheet! In order to avoid infections and with regard
to COVID 19, please pay special attention to the hygiene of your own and the common areas!

The lease is for september 10 2022.- jun 30.2023. which either party may terminate with 2 month's notice. In case of termination
other than jun.30.2023, the landlord is not obliged to return the deposit! The landlord took over a security deposit of HUF 70,000.
From July 1.2023, a new contract can be made with a new 2-month deposit of the following shool year. The fee for staying guest
2.000 HUF / day / person (please agree in advance in messenger).

The rent must be paid by 10. in the month in question. Failure to pay the rent will void the contract within 3 days and the tenant
must leave the rental property immediately! The tenant has received 3 keys (gate, entrance door, room door) for the use of the
rental property, which the rental property must return to the tenant upon leaving. The loss of the keys, especially in the case of the
gate key, together with the replacement of the replacement, is about 20 thousand HUF, which the tenant is obliged to pay (the
tenant cannot copy the keys)!

No smoking inside the house! It is allowed in the yard under cultured conditions near the trash can (not to throw the butts apart
and suppressed well so as not to catch fire!). Pets are not allowed on the property (not even wild animals)! The tenant is obliged to
clean his own exclusive part of the apartment on a regular basis, sharing the common areas with the other residents of the house -
by agreement. Students live in the house, please consider each other! It is possible to receive guests from time to time with the
consent of the other residents. Disassembly, dating, looting each other's values, violating the smoking ban will result in the
immediate termination of the rental right and the loss of the deposit!
