I, MARY SHARON E. DULGUIME, Filipino, of legal age, single, and a resident of Brgy.
Pilaring, Pilar, Surigao del Norte, pursuant to our Joint Venture Agreement, do hereby APPOINT,
NAME and CONSTITUTE, PRECIOUS JANE H, RIVARES, Filipino, of legal age, single, and a
resident of Block 19 Lot 7 Las Casas Elena Sub., Baan 1<113, Butuan City and the President/CEO of
NORIBWAVE ASIA LANDHOLDINGS OPC, to be my true and lawful representative, for me
and in my name, place, and stead, to do and perform the following acts, deeds and things:

1. To represent me, through NORIBWAVE ASIA LANDHOLDINGS OPC, in all

transactions relating to the subdivision and sale of a parcel of land ((Lot No. 5623, Case 23,
Cad. 789-D of Pilar Cadastre, located at Barangay Pilaring, Pilar, Surigao del Norte);
2. To sign, execute, provide, receive, all documents relating the said sale, including but pot limited
to the Deed of Condition Sale, Acknowledgement Receipt, Demand Letters, and other
Documents and Communications;
3. To engage the services of a reputable real estate broker, lawyer, tax professional and such other
professional real estate practitioner, if necessary, to ensure the expeditious and smooth sale of
the said parcel of land and to pay their respective fees and/or commissions as may be provided
by law and to do and perform any and all other lawful act and deeds necessary to undertake
the execution and finalization of the said sales;
4. To freely and directly receive, demand, obtain, acquire, all monies and funds from the buyers
or their representatives, representing the considerations of the sales, including all penalties and
charges thereof, if any, as well as to pay any necessary charges and other obligations, arising
out of the said sale.
HEREBY GIVING AND GRANTING unto my representative, full power and authority to
do whatsoever requisite, necessary or proper to be done in or about the premises, as fully to all intents
and purpose as I might or could lawfully do if personally present, and hereby ratifying and cnofirmiog
all which my named representative, or any person she may hereafter authorize, shall do or cause to be
done under and by virtue of these presents.
