DEED OF DONATION

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF DONATION, made and executed by:

Juan Dela Cruz, of legal, single, Filipino citizen and with residence and postal
address at Llorente, Eastern Samar, Philippines, hereinafter called as the DONOR,

-in favor of-

Maria Reyes, of legal, single, Filipino citizen and with residence and postal
address at Llorente, Eastern Samar, Philippines, hereinafter called as the DONEE,

WITNESSETH:

1. That the DONOR is the owner in fee simple of that certain real property situated
at Llorente, Eastern Samar, and more particularly described in Transfer/Original
Certificate of Title No. 1234 of the Land Registry of Eastern Samar, as follows, to
wit:

2. That for and in consideration of the love and affection which the DONOR has for
the DONEE, the said DONOR by these presents do hereby CEDE, TRANSFER and
CONVEY, unto the DONEE, his heirs and assigns, the real property above-
described, with all the buildings and improvements thereon, to become effective
upon the death of the DONOR, but in the event that the DONEE should die
before the DONOR, the present donation shall be deemed rescinded and of no
further force or effect.
3. That the DONEE does hereby accept this donation of the above-described
property, and do hereby express her gratitude for the kindness and liberality of
the DONOR.
4. That the DONOR hereby retains the right to control and dispose at will the
above-described property before his death, without need of the consent or
intervention of the DONEE.

IN WITNESS WHEREOF, the DONOR and the DONEE have hereunto signed this
deed of donation, this 6th day of January 2023 in Llorente, Eastern Samar, Philippines.
