Requirements for the Approval of Subdivision Projects:
I. For Small Subdivision Projects:

1. site development plan with topographical survey scale 1:1000 mts.


2. vicinity map
3. certified true copy of tct and tax declaration

2. For Complex Subdivision Projects:

1. site development plan 1:1000 mts to 1:500 mts


2. vicinity map within 2 kms. Radius

Approval of Final Subdivision Plan:


a. Final subdivision plan
b. Engineering plans : water supply, road systems, alignments, etc..
c. Topographic plan
d. Project study : development cost, total project cost, marketability, cash flow
e. Certified true copy of tct, tax declaration
f. Permit for operation of deep well, etc.
g. Joint affidavit of : land owner, developer, arch, engineers.

NHA - National Housing Authority exclusive authority to handle real estate trade and business.

Design Parameters and Road Specifications of Complex Subdivision

Minimum Lot Sizes:

a. Row Houses and Duplexes : (for all models) – not less than 50 and 75.00 square
meters.
b. Single Detached : not less than 100.00 square meters.

Model A : those located in all cities/municipalities
Model B : those located in second class municipalities
Model C : those located in third class municipalities

Lot Frontage:
Models A and B : for regular lots - 10. 00 mts (front)
Model C : for regular lots - 8.00 mts (front)
All models : for irregular lots - not less than 6.00 mts.
Row houses : frontage not less than 4.00 mts.

Road Width Dimension:


Roads in Model A Subdivision:
A. Major Road : 15.00 mts (right of way)
B. Collector Road : 12.50 mts (right of way)
C. Service Roads : 10.00 mts (right of way)
D. Alleys : 4.00 mts both ends connected to street
Roads in Model B Subdivision:

A. Major road : 10.00 mts


B. Minor road : 8.00 mts
C. Alleys : at every 250 mts length of block, not les than 4.00 mts wide.

Roads in Model C Subdivision:


A. Major road : 8.00 mts
B. Minor roads : 6.50 mts
C. Alleys : 150 mts length
:4.00 mts wide
*if beyond 150 length of major road, minor road rather than alley shall be provided.

RESIDENTIAL ZONE
R-1 : Low Density - Single Family, Single Detached,
R-2 : Medium Density - Low and medium rise housing, multiple dwelling.
R-3 : High Density - Mixed housing, high density housing, high rise buildings.

Parking and Loading Space Requirements:

2.40 x 5.00 : For Perpendicular and diagonal parking


2.00 x 6.00 : For Parallel Parking
3.60 x 12.00 : For truck and bus

Stairway and Handrail Dimensions:

Public Stairway:

Occupant load of 50+ : not less than 1.10 mts. Wide


50 - : 0.90 wide

Private Stairway:

Occupant load of 10 persons : maybe 0.75 mts. Clear width


Rise and run : 0.20 mts.
Rise not exceed to : 0.20 mts
Run not less than : 0.25 mts.
Although serving an occupant load of less than 10 persons.
Note: the maximum variation of rise to run is 0.5mm

Winding Stairway:

Run : not more than 0.30 mts.where treads are narrower but in no case shall any width of

run be less than 0.15 at any point.

Circular Stairway:

If used as exit : width of run – not less than 0.25 mts.

Landing for public buildings (BP 220 and PD 1096)

Straight run stair - 1.20mts. Width of landing

For other type : not less than 1.00 mts.

Height of handrails above nosing of tread: 0.80 – 0.90

BP 344: Batas Pambansa Blg. 344

DPWH Instructions on BP 344:

Batas Pambansa 344, an Act to Enhance the Mobility of Disabled Persons by requiring
certain buildings, institutions, establishments and public utilities to install facilities and other
devices .

Persons liable for any violation of the Act:


1. owner of the building
2. contractor
3. architect
4. engineer
5. building official in charge in the issuance of the building permit.

Requirements of the Law for :

A. Minimum dimensions for furniture and fixture accessible to disabled persons

Wheelchair : width 0.60 - 0.75


Length 1.10 - 1.30 mts.
Turning radius/space of wheelchair 1.50 mts. In diameter

Comfortable reach - 0.70 - 1.20 mts above the floor

Comfortable clearance for knee and leg space under tables for wheelchair - 0.74 mts.

B. Public transportation

Regular bus with 50 seating capacity - 5 designated seats for the disabled
Aircon bus with 40 seating capacity -4 “ seats “
Passenger Jeep - 2 front seats for disabled
Passenger trains - 6 designated seats for disabled
Passenger airlines - 2 seats for disabled

C. Sidewalks and walkways

Curb - cut out - a break in the sidewalk or traffic island provided with inclined surface
Width - 0.90 mts. , gradient 1:12 (0.08)
Dropped curbs - changes in level walkways. Provided at pedestrian crossing and at the
end of the walkways corresponds to width of crossings. It shall be
ramped . Min. width 0.90 mts.
D. Handrails

0.90 - 0.70 mts - above steps or ramps


Handrails for protection of great heights maybe installed at : 1.00 - 1.06 mts.
0.30 - extension of handrail at the start, and end of ramps and stairs.

D. Handrails

0.90 - 0.70 mts - above steps or ramps


Handrails for protection of great heights maybe installed at : 1.00 - 1.06 mts.
0.30 - extension of handrail at the start, and end of ramps and stairs.

E. Signage (signs on walls and doors)

Visual to disabled, simple easy to understand, contrasting colors


Signs on walls and doors should be located; maximum height - 1.60 mts
minimum height - 1.40 mts.
Height of raised symbols, letters or numbers -- 1mm.

F. Accessible parking slot - 3.70 is the minimum width

G. Doors

Minimum clear width - 0.80 mts.


Height of door knob above floor : 0,82 mts, 1.06 mts, 0.90 mts is the preferred height.
Provide kick plates along major circulation: 0.30 – 0.40 height above floor.
H. Corridor

Minimum width - 1.20 mts

Wheel chair to turn around - 1.50 x 1.50 mts.

Definition of Terms:(PD 1096)

1. Sale or Sell - to dispose for a valuable consideration of subdivision lot including buildings.
2. Buy and Purchase - acquire for valuable consideration.
3. Developer - person who develop and improve subdivision project for in behalf of the owner.
4. Dealer - person engaged in buying, selling or real estate.
5. Broker - who sell or negotiate the sale of real estate belonging to other.
6. Salesman - a person for in behalf of the broker.

Definition of Terms: (BP 344)


1. Anthropometric - the measurement of the human body
2. Barrier- free - means without obstructions to enable disabled persons free passage or use of
the facilities.
3. Curb - a raised rim of concrete, stone or metal which forms the edge of street, sidewalk, etc.
4. Curb cut-out - a break in the side walk or traffic island provided with an inclined surface to
facilitate of wheel chairs.
5. Gradient of ramp - the degree of inclination of the sloped surface expressed as percentage
or ratio
6. Handrail - a hand support along the stairway or ramp.
7. Ramp - a sloped surface connecting two or more planes at different level.
8. Sidewalk - a paved foot walk at the side of a street or roadway
9. Threshold - a strip fastened to the floor beneath a door usually required to cover the joint
where 2 types of two floor materials meet.
10. Walkway - an exterior passage for walking along, especially one connecting adjoining
