was finalized and closed by the BROKER to his registered buyer
during the period of this agreement; and provided, further that the
sale was consummated within Thirty (30) days from the expiration
of this agreement.
7. The BROKER is not authorized to appoint a substitute;
nor assign or transfer his obligations in this agreement without the
written consent of the OWNER. Any and all proposals or offer to
purchase the subject properties shall be subject to the approval of
the OWNER.
_ 8. Thisagreement shall be terminated on any of the following
grounds:
a) expiration of the period of appointment as fixed
herein;
b) failure of the BROKER to comply with his
commitments in the agreement;
9. TheBROKER is not authorized to sell, convey or encumber
any of the subject properties.
10. This agreement does not create an employer-employee
relationship between the OWNER on the one hand and the BROKER
on the other hand.
