Scope of work
1.1 The contractor commits to perform work
according to technical specifications of the
Saudi Building Code.
1.2 The contractor commits to perform
preventive and corrective maintenance for
civil works plumbing, carpentry, painting,
tiling, etc., and to provide trained labor,
equipment, tools, materials and
consumables to perform these tasks with
the intention of keeping the site operative.
1.3 The contractor commits to prepare a
preventive maintenance program based on
the technical specifications and approved
by owner to test, maintain and repair the
civil items at the location including the
following with least shortcoming:
carpentry services, building, insulation, tiling,
asphalt, plumbing, painting renovation of
ceilings, walls, floors, windows and doors with
its full scraps, roads and furniture (table, chairs,
mattresses, offices ...etc.) this should coincide
with the quarterly routine of implemented civil
maintenance works, it should coincide with the
quarterly report of civil maintenance works
achievements. This program shall be considered
as protective maintenance for buildings, and it
is different in content from repair works that
take place instantly as per work orders and
need requirements.

1.6 Provision of the manpower that have
experience and qualifications required to
carry out the tasks and responsibilities
mentioned in these specifications and to
resolve all problems arising in normal or
emergency situations, efficiently and
expeditiously.
1.7 The contractor, when required by company,
has to transport, install and repair existing
and new equipment and appliances using
the project resources including labor,
machinery and tools at no additional cost to
owner.

1.9 All equipment, generators and apparatus in
this project shall be kept in full & safe
operation all-time. All safety and other
control facilities shall be kept in proper
operation and control, with all units and
premises kept clean and free of dirt, rust,
corrosion, vibration and sedimentation to
ensure the operating life, as well as keeping
all mobile parts oiled and lubricated in a
good manner to reduce wear and friction
and overheating and keeping all ventilation
channels and fluid pipes clean and free of
inhibitions until to maintain correct and
complete flow rates and treatment of
conditioning water and liquids to avoid
excessive loads on pumps, fans, gauges and
controllers.

1.13Preparation and implementation of
preventive maintenance programs for all
devices and equipment by (%) according to
specifications applied in the Kingdom of
Saudi Arabia and recommendations of
agents and manufacturing companies, and
practices followed, testing, changing and
providing all consumables necessary to
ensure safe operation and increase the
default ages of equipment and devices.
1.14 Preparation of a technical study for the need of
electromechanical equipment from spare parts,
especially those which its suppl delays up to the
end of its lifetime or not available in the local
market. This list sha be submitted to the
supervisor of the contract after six months from
the beginning of the contract to study it and
determine the possibility of securing it either by
the same contractor or through urgent spare
parts o through an independent project to
secure spare parts within owner.
1.15 The contractor must employ qualified cadres in
the senior management of the project (the
project manager) within one month from the
date of the authorization. No project manager
will be accepted without the approval of owner
prefers a Saud project manager supervising
authority or according to the supervising
authority.
1.16 The contractor shall repair all equipment
failures covered by the project upon receipt
regardless of the reason for the failure including
receiving the repair order and securing the cost
of equipment necessary for the return of the
service after acquiring the approval of the
supervising administration of the project in
owner.
