Notes –
1- Sprinkler shall be required in basement, if area of basement exceeds 200 sqm .
2- The standby pump can be of electrical driven pump, if dedicated supply is provided from DG set by dedicated feeder.
3- If providing over head tank is not possible due to type of structure like typical industrial sheds or structure not capable to bear the load of water, can
shift to ground / underground tank with the consultation of Fire NOC issuing authority. Fire NOC issuing authority can grant the permission to
change the location without affecting the change in total water capacity of building.
4- Design of fire protection system shall be as given in NBC.
5- Special fire protection system like gas flooding system, foam pourer system, foam injection system, water spray , water curtain , etc as
suggested/refer NBC and specific rule .
6- In case specific act and rules already existed for specific buildings then these above rules shall not be applicable on those buildings example – petrol
pumps, CNG stations, LPG bottling plants ,petroleum depos, refineries ,LPG gas go downs, fire cracker shops storage, and manufacturing comes
under explosive act and rules like petroleum rules 2002, gas cylinder rules 2016, PNGRB rules , OISD 225, 114,115,116,117,118,179,144, etc
7- Refer NBC for following points – fire exits , norms of staircase , travel distance , dead end , location of fire control rooms in buildings , construction
and location of fire pump house, pressurization of staircase , compartmentation, smoke management system , horizontal progressive evacuation etc.
8- Refer local building by laws for Access road width or for building upto 12 m height and covered area less than 400 sqm shall be 6 m or where fire
vehicle can move easily.
9- For building upto 12 m height and covered area upto 400 sqm width of external staircase shall be 1.2 m . Staircase shall be on front side of building
on outer wall with 0.5 sqm area window on each landing for natural ventilation.
10- In case upper floors not be used by occupants and occupants seeking exemption for not used floors, exemption shall be given on the following
conditions – floors must be fully empty means no goods of any type and electric supply of those floor must be cut off or fully isolated.
11- GO order dated 7.01.2022 for low rise building ,GO Avas avam sahri niyojan vibhag for exemption in access road ,fire exit ,set back dated 20.11.2008
as per building by laws clause 3.11.3.1 , point no 3. and GO for old and new cold storage dated 18.11.2019 and 22.10.2020 shall be remain valid.
12- Building Owner/occupier/manager shall make arrangements for alternate electrical supply for electric fire pumps.
13- Covered area means – ground coverage of the biggest building of the industry .
14- Some specific buildings to be inspect according to following act and rules as given below.
A ) Petrol/diesel retail outlets – petroleum rules and OISD 225
B) CNG stations – PNGRB rules and OISD179
c) Bio diesel retail outlets – as PESO guidelines
d) LPG bottling plants – OISD 144
