Based on Graph 1.0 which shows the price per sqft trend for a 4 bedroom unit for the past 5 years in the local area, we are
4 able observe that the price per square foot was RM196.15 psf in the 1st half of 2018 and then soared to RM505.02 psf in
the 2nd half of 2022. The difference in price between the property and the market price was RM180.02.
The most notable development or urbanisation that had the most impact on the property was actually the opening of
5 MRT Bandar Tun Hussein Onn on the 2nd half of 2017 which is located around 2.6km away from the residential property.
This has cause the property to have a rise in its value.
Based on Graph 1.0, during the 1st half 2020 the price/sqft had a serious drop (RM302.27/sqft) compared to the 2nd half
of 2019 (RM396.43). This was due to the COVID-19 Pandemic which had negatively impacted the whole real estate market.

However, after 2020H1, the graph had been rising consistently. This is because the pandemic was subsiding and the real
estate market was back in business.
Nevertheless, it is expected that cities will continue to become more and more popular compared to small towns and
villages, leading to a further shortage of housing in cities and urban areas and hence an increase in real estate prices.
